General Information: This application is required for all proposals involving the addition of any floor area, including
net floor area and /or gross residential floor area (GRFA). This also includes proposals for `residential 250 additions' and
`interior conversions'. Applicable Vail Town Code sections can be found at www.vailoov.com under Vail Information —
Town Code Online. All projects requiring design review must receive approval prior to submitting a building permit ap-
plication. An application for Design Review cannot be accepted until all required information is received by the Commu-
nity Development Department, as outlined in the submittal requirements. The project may also need to be reviewed by
the Town Council and /or the Planning and Environmental Commission. Design review approval expires one year from
the date of approval, unless a building permit is issued and construction commences.

❑ Site and Grading Plan*
• Scale of 1 " =20' or 1 " =10' (The site and grading plan must be drawn at the same scale as the topographic
survey).
• Lot size and buildable area (excludes red hazard avalanche, slopes greater than 40 %, and floodplain).
• Property and setback lines.
• Existing and proposed easements.
• Existing and proposed grades. All disturbed areas must be returned to a 2:1 grade or PE stamped details of
slope protection and /or stable soils are required.
• Existing and proposed layout of buildings and other structures including decks, patios, fences and walls. Indi-
cate the foundation with a dashed line and the roof edge with a solid line.
• All proposed roof ridge lines with proposed ridge elevations. Indicate existing (natural grade prior to con-
struction of structure) and proposed grades shown underneath all roof lines. This will be used to calculate
building height.
• Proposed driveways: Site plan must show driveway type, finished surface, heated or unheated, grade, per-
cent slope, dimensions, turning radii, site distance, required parking spaces with 9' x 19' surface parking
spaces and 9' x 18' enclosed spaces, and spot elevations at the property line, garage slab and as necessary
along the centerline of the driveway to accurately reflect grade.
• A 4' wide unheated concrete pan at the edge of driveway.
• Locations of all utilities including meter pits, existing sources and proposed service lines from sources to the
structures.
• Proposed surface drainage on and off -site, including culverts.
• Location of landscaped areas.
• Location of limits of disturbance fencing.
• Names of all adjacent roadways.
• Snow storage must be shown within property boundaries adjacent to driveway (30% of driveway area if un-
heated, 10% of driveway area if heated).
• Proposed dumpster location and detail of dumpster enclosure.
• Retaining walls with proposed elevations at top and bottom of walls. A detailed cross - section and elevation
drawings shall be provided on the plan or separate sheet. Stamped engineering drawings are required for
walls between 4' and 6' feet in height and all combination walls.
• If less than one half acre is to be disturbed, proper erosion control devices need to be shown on the site
plan. If more than one half acre is to be disturbed, then a separate professionally engineered and PE
stamped Erosion Control Plan must be submitted.
• 100 -year floodplain.
• Location of all geologic /environmental hazard areas.
• Delineate areas to be phased and appropriate timing, if applicable.

• Scale of 1" = 20' or 1" = 10'
• Landscape plan must be drawn at the same scale as the site plan.
• Location of existing trees, 4" diameter or larger. Indicate trees to remain, to be relocated (including new
location), and to be removed. Large stands of trees may be shown (as bubble) if the strand is not being af-
fected by the proposed improvements and grading.
• Indicate all existing ground cover and shrubs.
• Detailed legend, listing the type and size (caliper for deciduous trees, height for conifers, gallon size for
shrubs and height for foundation shrubs) of all the existing and proposed plant material including ground
cover.
• Delineate critical root zones for existing trees in close proximity to site grading and construction.
• Indicate the location of all proposed plantings.
• The location and type of existing and proposed watering systems.

To Whom it May Concern,
The Reusswig Family & K H Webb Architects are proposing a remodel and addition of GRFA to the existing residence at 2985
Booth Creek Drive. The residence is an existing two story duplex with one shared driveway. Our proposal includes adding a
second driveway, a third loft level, 3,390 sf of living space and 126 sf of Garage space. The exterior modifications will include
new stone veneer, siding, stucco, and a sloped roof. The changes will improve the views, value, and efficiency of the residence.
We have worked with the Design Guidelines and feel our proposal is in line with the neighborhood and Town standards.

Section 14 -7 -2: OTHER REQUIREMENTS:

submitted to the town of Vail and the army corps of engineers in conjunction with a
design review board or planning and environmental commission application.
Approval from the army corps of engineers must be obtained prior to building permit

Chapter 12 -10: DESIGN REVIEW STANDARDS AND GUIDELINES
14 -10 -1: PURPOSE: This chapter provides the design review standards and guidelines
for development in the town of Vail. Actions of the staff and the design review board
shall be guided by the objectives prescribed herein, the Vail Village urban design
considerations and guide plan and the Lionshead redevelopment master plan, and by all
of the applicable ordinances of the town and by the design guidelines in this chapter.
14 -10 -2: GENERAL COMPATIBILITY:
A. Structures shall be compatible with existing structures, their surroundings, and with
Vail's environment. It is not to be inferred that buildings must look alike to be compatible.
Compatibility can be achieved through the proper consideration of scale, proportions,
site planning, landscaping, materials and colors, and compliance with the guidelines
herein contained.
B. Any building site in Vail is likely to have its own unique Iandforms and features.
Whenever possible, these existing features should be preserved and reinforced by new
construction. The objective is to fit the buildings to their sites in a way that leaves the
natural landforms and features intact, treating the buildings as an integral part of the site,
rather than as isolated objects at odds with their surroundings.
14 -10 -3: SITE PLANNING:
A. The location and configuration of structures and accessways shall be responsive to
the existing topography of the site upon which they are to be located. Grading
requirements resulting from development shall be designed to blend into the existing or
natural landscape. Any cuts or fills shall be sculptural in form and contoured to blend
with the existing natural undisturbed terrain within the property boundary.
B. Building siting and access thereto shall be responsive to existing features of terrain
rock outcroppings, drainage patterns, and vegetation.
C. Removal of trees, shrubs, and other native vegetation shall be limited to removal of
those essential for development of the site those identified as diseased or those
essential for creating defensible space. Mitigation may be required for tree removal.
D. All areas disturbed during construction shall be revegetated. If necessary, the design
review board may designate allowable limits of construction activity and require physical
barriers in order to preserve significant natural features and vegetation upon a site and
adjacent sites during construction.
