I have attached two items for you.
First, Quest had trouble E-mailing me the utility approval, so Sam ended up faxing it to me. I have scanned it in for the
project and am sending it to you.
Second, I have attached a picture of the garage. The mechanical is open to the garage that is why I counted it as garage
space. On C2.2 I show the areas and then on C1 I list how I did the unit calculation. I'll leave the mechanical space open
to the garage. Because the garage is 630 sq.ft., I did use the 30sq.ft. for the bedroom closet because it was GRFA
already.
Please E-mail if this answers your question. Would you like me to redraw the mechanical without the walls?

Please double check the proposed GRFA calculations. The red lined plans show a garage area at 630 sq.ft. and
the GRFA calculations include a 600 sq.ft. garage credit. However,the red lined 630 sq.ft. garage area
encompasses 60 sq.ft. of inechanical room and new bedroom closet that are defined as GRFA and can not be
included as part of the garage credit. Without the new bedroom closet and the mechanical room, the garage
appears to be 570 sq.ft. in area. In the GRFA calculations,the 600 sq.ft. garage credit must be replaced with
only a 570 sq.ft. credit. With this correction, the proposed additions appear to exceed the allowable GRFA for
this site.
Please submit revisions addressing this issue.

The following is a summary of the Planning Department's review comments on the proposed addition to the Bathgate
Residence at#7, Parkside Villas Phase II:
• The site plan must be revised as follows:
o Show the 15 ft. south side setback and 20 ft. east front setback. Both setbacks should be measured
from the Park Side Villas Phase II property boundary and not the Lot 7 envelope.
o Label the elevations and corresponding building height calculations for the proposed new dormers.
o Show the three required parking spaces with a 9'x18' box for interior spaces and a 9'x19' box for
exterior spaces.
o Show the limits of disturbance fence.
• Since the proposed addition is greater than 500 sq.ft. and involves the use of a 250 Addition, all non-conforming
existing exterior lights must be replaced with full cut-off style fixtures.
