Mr. Nishkian:
As you know, we have been retained by legal counsel representing JD Steel for the pending lawsuit on the
above - referenced project. As part of this engagement, we have performed structural engineering analyses to
determine the effect of alleged missing studrails on the punching shear capacity of the concrete floor slabs.
In the course of our investigation, we have identified five column locations where our analysis indicates that
the concrete slabs are overstressed by more than 30 %. It is our understanding that no repairs have been
performed at these locations. We believe these conditions could potentially be unsafe and therefore should
be reviewed in detail by the engineer of record and repairs made as necessary prior to building occupancy.
Our analysis was performed using loads provided to us by your office and considered a concrete strength of
5460 psi (per ACI 214) to account for as -built conditions, and an increased phi factor in accordance with
ACI -318, Chapter 20. The demand /capacity (d /c) ratios reported below incorporate these items; without
them the d/c ratios would be approximately 11% higher.
Capacities were calculated using ACI -318 as incorporated by the International Building Code adopted by the
Town of Vail.
BI — Level 9, Grids A5/16: Demand /Capacity Ratio = approximately 2.6
BJ — Level 10, Grids A10/4: Demand/Capacity Ratio = approximately 1.3
BN — Level 10, Grids A2/10.6: Demand /Capacity Ratio = approximately 1.4
BO — Level 10, Grids A10 /11.6: Demand /Capacity Ratio = approximately 1.8
BQ — Level 4, Grids BB /B2: Demand /Capacity Ratio = approximately 1.4
