Trip Generation Calculation Comparison Letter
Dear Mr. Miller:
The purpose of this letter is to provide a trip generation
comparison to identify the difference in traffic excpected to be
generated with the currently proposed Ever Vail project to the
original uses contained on site. This study represents an afternoon
peak hour trip generation report for the Ever Vail project.
This trip generation letter provides a current comparison of the
previous site generated trips being redeveloped, which includes the
Vail Resorts Maintenance and Parking facility, Cascade Crossing,
Vail Professional Building, Vail BP gas station, and the Glen Lyon
Office Building to the anticipated proposed Ever Vail site generated
trips. This calculation procedure uses the current Town of Vail
approved methodology and Institute of Transportation (ITE) "Trip
Generation", 8�Edition rates.
The previous site contained the following trip generating uses and
areas/sizes:

The proposed Ever Vail redevelopment currently proposes the
following trip generating uses and areas/sizes:

• Residential (Recreational Homes) 237 units
• Retail 15,564 square feet
• Employee Housing (Apartment) 19 units

• Market 13,293 square feet
• Restaurant 15,695 square feet
• Night Club 6,642 square feet
The ITE "Trip Generation" 8�Edition was used to calculate the
trips anticipated from each use. Then an external trip percentage
was identified for each use. These external trip percentages were
obtained based on knowledge of the area and the Vail
Transportation Master Plan.
Sased on the proposed areas and accepted traffic study
methodology, the following table identifies the anticipated P.M.
peak hour trip generation from the proposed Ever Vail site,
compared to the trip generation of the previously proposed site,
along with the resultant anticipated change in traffic (calculations
attached).

You will note that the existing employee parking spaces found on
the site today are not included in the analysis. Likewise the
proposed employee parking space replacement at 289 spaces, the
400 public spaces intended to replace those cars parking on the
South Frontage Road, and the trips generated by the transit
facilities or other public uses are not included in this trip generation
analysis in order to provide a fair comparison of uses generated by
the project.
Additionally, the proposed gondola does not generate new trips
especially within a multi-portal community like Vail where no new
on-mountain capacity is being proposed (i.e., expansion of terrain).
The gondola is simply a conveyance to the ski mountain. Its
presence allows convenient access to the mountain by those staying
and parking within Ever Vail. Without the gondola, people
parking or staying within the project would impact the Towri s
transit system to a greater degree and potentially cause congestion
at other portals. The need for the gondola only comes from the
public parking being provided as well as the residential and
lodging uses found within the project.
As summarized in the table, the Ever Vail redevelopment project is
anticipated to generate 145 additional P.M. peak hour trips during
the peak season day using the ITE trip generation methodology,
identifying specific use areas and using realistic external trip
percentages. This methodology provides a direct comparison
between the previous site trip generation and the Ever Vail
redevelopment project trip generation.
