SECTION 15000--SYSTEM OVERVIEW
1. It is the intent of these specifications to outline the anticipated mechanical
systems. The successful contractor shall be responsible to size all equipment,
provide equipment specifications and coordination drawings showing the intent
of the system. These specifications are a supplement to K.H. Webb Architects'
specifications. If there aze any conflicts between the h,vo specifications address
any questions to the Architect. Equipment manufacturers listed shall be included
as the base 6id. Contractors may propose alternate equipmendsystems to the
base bid as an alternate price to the base bid.
2• A peer review will be performed by Rader Engineering, Inc, and K.H. Webb
Architects. The mechanical contractor shall provide the following information
for review:
❑ Boiler piping schematics.
o Equipment specifications.
❑ Equipment locations with access requirements.
❑ Coordinated duct routings and register sizing.
❑ Calculations.
o Sequence of Operation.
o Mechanical room layout.
❑ Combustion air sizing and location.
❑ Flue sizing and routing.
❑ T'hermostat locations.
❑ Manifold locations.
❑ Radiant zone schedule with tubing lengths and centers.
Rader Engineering has performed load calculations for the home and they are as
follows. These output loads shall be used for sizing the boilers and heating
equipment. Also see Heat Loss Summary for loads for individual rooms.
a. The building heat loss is 90,000 BTU/H. T'he heat loss calculations are
based on a window U-value = 0.3 and a sliding door U-value = 0.35.
b• The domestic water heating load is 75,000 BTU/H.
c• The kitchen make-up air load is 8�,400 BTU/H. This is based on 1200
CFM.
d. The snowmelting load is 437,000 BTU/H. T'his allows for 3336 square
feet at 131 BTLT/H/SF.

4. A central boiler heating system, consisting of two high efficiency condensing
boilers (B-1 & B-2), shall be installed to provide heat for space heating, domestic
hot water, and kitchen make-up air system. Include a boiler control which shall
stage/modulate boilers based on demand. The base bid shall be for two (2)
Triangle Tube Prestige Solo 175 boilers for �t�pg�it of �40 MBH.��!

T'he heating system will be designed to maximize the boiler efficiency by
allowing the system to operate below condensing temperatures (less than 130
degree return water temperature or lower) at all times except during a call for
domestic water heating. During a call for domestic water heating the boiler(s)
shall be ramped up to 160 degrees. Include a condensate neutralization basin.
Terminate flues above the roof, per manufacturer's installation instructions.
Boilers shall be located in the Mech Room.
5. A central boiler heating system, consisting of two high efficiency condensing
boilers (B-3 & B-4), shall be installed to provide heat for the home's snowmelt.
Include a boiler control which shall stage/modulate boilers based on demand.
The base bid shall be for one (1) Triangle Tube Prestige Solo 399 boiler and one
(1) Triangle Tube Prestige Solo 175 for

6. The home is to be heated by a radiant floor system throughout. Radiant shall be
the 1�` stage of heat where supplemental heating is provided. The tubing shall be
installed in the concrete slab or in a concrete topping slab. Provide individual
loop balancing valves as provided by the tubing manufacturer to adjust the flow
rate to each loop. Do not install tubing under built-in cabinets. Tubing shall be
run under all bath tubs and under all showers and e�ctend into benches of the
showers. Tubing shall also be run into closets associated with the Bedroom
zones.
Include temperature reset controls to automatically adjust radiant floor heating
water temperatures based on outdoor temperatures. Manifold locations must be
coordinated with, and approved by, the Architect. Locate all radiant zone valves
in the mechanical room. A common supply pipe can be run to serve all zones
but individual dedicated return lines (one per zone) will be required to be "home-
run" to the mechanical room.

7. Supplemental Heating for the Kitchen/Living/Dining zone shall be via FC-1 Fan
Coil which shall serve multiple functions, as follows:
a. Supplemental Heat (90% Return/ 10% OSA)
b. Kitchen Make-up Air (100% OSA)
Fan Coil shall be sized for 1200 CFM at 0.5" ESP. Provide a 2-speed motor to
allow low speed operation in supplemental heating modes and high speed
operation in kitchen make-up air mode. Provide outside air louver and mixing
box with OSA and RA dampers.
Supply Air shall be provided in the Dining Room, Living Room and Kitchen.
Fan coil shall be located in the mechanical room, storage room or in the crawl
space (contractor to determine). Fan coil shall be a vertical type unit, set on a
rubber isolation pad. Duct connections to the fan coil shall be made with flexible

9. The temperature control system desired by the home owners shall be simple to
use. The base system shall be based on Tekmar TN�. Include a simple user
switch to set entire home into setback mode. Owner shall approve temperature
control system before purchasing.
10. The domestic water heating system shall be supplied from the central boiler
system (B-1 & B-2). Provide 2 indirect water heaters with a storage capacity of
95 gallons each, Triangle Tube Smart 100, or equal. Each indirect water heater
shall be individually pumped on the boiler side. The system shall be capable of
supplying approximately 300 gallons of 105 degree water in 10 minutes.
Domestic water heaters and recirculation system shall be connected to Tekmar
TN4 control system and shall automatically go into an unoccupied mode when
the home is in unoccupied mode.
Include a domestic hot water recirculation system that shall be capable of
providing hot water to every bathroom fixture within approximately 5 seconds.
Water Heaters shall be located in the Mech Room.
11. Snow-melting is desired for the following areas. Refer to the attached Snowmelt
Area Schedule for more detailed information.

Each zone shall have a dedicated pump and there shall be manual controls
included for each zone to disable zone if desired. Each zone shall be on its own
stand alone snowmelt controlled system, and shall include its own moisture/
temperature sensor. Snowmelt system shall be filled with a 45% propylene
glycoV 55% water solution with corrosion inhibitors.

All supply, return and bathroom e�chaust grilles shall be Titus CT series or
equivalent. All floor grilles shall be pencil proof and shall have flangeless
frames. All wall and ceiling grilles shall be flanged fiames. Size for NC of 25
maximum in bedrooms and 30 maximum in living areas.
13. One Energy Recovery Ventilator, ERV-1, shall be included in this home. Locate
ERV-1 in the mechanical room or crawl space. ERV shall be Lossnay LGH-
F470RX3-E with PZ-41 SLB-E controller, 470 CFM @ 0.96" SP, or equal. Unit
shall have built-in by-pass damper and controls for free cooling mode (bypass
heat exchanger). During bypass mode, both supply and exhaust fans shall
continue to run. Outside air and exhaust air to/from the exterior shall be ducted
to louvers on the outside wall. Inside the building, exhaust shall be from each of
the following rooms, as follows:

ERV shall be connected to Tekmar TN4 system so that it runs continuously
during occupied mode and is off during unoccupied mode.

ERV shall be hung from ceiling structure with either rubber-in-shear isolators or
spring vibration isolators. Duct connections to the ERV shall be made with
flexible canvas connectors. Include backdraft dampers on the two dischazge
ports of the ERV.
14. Humidification shall be provided by a stand-alone system, consisting of HF-1
humidification fan and H-1 humidifier. Fan shall be sized for 500 CFM. Steam
type humidifier shall be used, manufactured by Nortec or equal. Unit shall be
equipped with a steam distribution tube installed in the supply ductwork.
Humidifier will have a capacity of lO lbs/hr minimum.
Locate HF-1 and H-1 in the mechanical room or crawl space. HF-1 shall supply
100 CFM to the ERV-1 supply duct (that also serves the bedrooms). The
remaining 400 CFM shall be tied onto the supply duct of FC-1 fan coil. Include
back draft dampers at the tie-in points of these "cross-over" ducts.
Controls shall be included to automatically reset the indoor humidity levels
based on outdoor temperatures. Include a high limit duct-stat downstream of the
steam injection tube. Include air proving switch.
Include drain pans (with water sensors) under the humidifiers and a water tight
stainless steel duct section with supplemental drain where the steam is injected
into the ductwork.
15. The kitchen hood shall be e�chausted by a side-wall mounted remote blower,
1200 CFM actual airflow. Duct size shall be 10" diameter minimum.
16. Provide a 200 CFM fresh air supply fan into the mechanical room, with pressure
relief to the outside or to the crawl space. Fan shall each be controlled by a
cooling thermostat.

Provide Panasonic bath e�aust fans for the bathroom Powder 312, which is not
served by the ERV. Fan shall eachaust 70 CFM.
Provide a 200 CFM fan in garage for general exhaust. Fan shall be activated by
the garage door opener and shall run for approximately 10 - 30 minutes (adj).
