Box 1392 Edwards, Co. 81632 RESPONSE INSTRUCTIONS ●Submit four complete sets of revised construction documents containing the requested information with all plan revision items clouded or otherwise identified. ●Please respond in writing to each comment with a response letter addressing each comment. BUILDING COMMENTS Architectural Comments: Sheet A1.0 1. Show location of heat tape or other snow retention devices. Reference section 1510.7 IBC as amended by the Town of Vail. Note: design to be included by the structural engineer of record. 2. Show location of all attic ventilation devices and provide calculations for the required ventilation. Reference section 1203.2 IBC 3. Show on plans location and size of all attic accesses. Reference section 1209.2 IBC. Sheet (Survey) 1, Provide a current survey signed and sealed by the surveyor per state law. Reference also public works comments. Sheet A2.0 1. Per the soils report a civil engineer should design a site grading plan to be reviewed by the soils engineer. The plan shall also address the moderate hazard debris flow across the site. Note; debris deflection shall not be allowed onto adjacent properties without obtaining permits for those properties effected. 2. Plans defer design of retaining walls to the structural engineer. This would include boulder walls that are supporting hydraulic loads. Unable to locate on structural drawings. Sheet A7.0 1. Party wall between dwelling units to terminate at roof sheathing. Reference section R302 IRC. Revise plans 2. Garage dwelling separation to reflect required drywall per Table R302.6 IRC. Revise plans. 3. Indicate cover to be installed on spas per IECC section 403.9.3 Sheet A8.0 1. Show on plans the require u values for the windows and doors as reflected on the rescheck program. 2. Clarify how proposed stone masonry is to be attached to the exterior wall. 3. How is drainage to be achieved at the base of the stone veneer in detail 2. Sheet A8.1 1. Corner details show a void in insulation. Please clarify. Sheet A9.0 thru 9.4 1. Annotate on plans permanent certificate to be provided at electrical distribution panel per rescheck 2. Show on plans required carbon monoxide detectors per section R315 IRC. Structural Comments: Sheet S1.0 1. Revise special inspection schedule to include soils per geo technical report 2. Revise structural observation statement on reports to indicate the declaration of discrepancies per section 1704 IBC 3. Applicant to submit a completed special inspection agreement form to the Town of Vail on resubmittal. Available at the Town of Vail web page www.vailgov.com 4. Revise concrete general note to reflect the currently adopted building code. Sheet S2.0 1. Plans do not reflect the foundation drainage system as specified within the soils report. Please clarify. Soils Report 1. Clearly indicate on plans that bearing soils to be inspected by the soils engineer prior to pouring footings. 2. Retaining wall and boulder wall designs to reflect the impact of the debris flows and hydraulic loads. Identify on structural plans. 3. Provide cross sectional details of all site retaining structures. Plumbing Comments: Sheet A2.0 1. Plans do not reflect drainage structures reflected in soils report show on plans and termination points. 2. Annotate on plans storm water drainage system to be inspected by the soils engineer prior to covering. 3. Provide information showing the rim of upstream manhole in relation to the lowest fixtures to determine if a backwater valve is needed. Reference section 715.1 IPC 4. Show building sewer lines in compliance with section 401.3 IPC Sheet A3.1 1. The pipe sixing for the fire pit exceeds the allowed pipe sizing per section 411.4 IFGC as amended by the Town of Vail. 2. Annotate on plans the required automatic shutoff criteria for the fire pit per section 411.1 of the IFGC as amended by the Town of Vail. 3. Clarify the reductions for altitude and the cfh available per 1,000 btus has been taken into account for the cfh proposed. Mechanical Comments: Sheet A3.0 1. Annotate on plans the required temp control for the snow melt system per the energy code. Electrical Comments: General 1. Identify on plans that recessed lights in the building thermal envelope shall be sealed. 2. Annotate on plans that 50% of all lighting shall be high efficacy lighting. 3. Show size and location of all prosed electrical panels. Main indicated to be 200 amp but load calcs. Exceed this. Please clarify. Load Calculations: 1. Revise load calculations to reflect proposed heat tape PLANNING COMMENTS Approved as submitted. FIRE COMMENTS PUBLIC WORKS COMMENTS Submitted 203 survey and site plan do not match existing conditions. The Town of Vail made infrastructure improvements to Green Hill Court and Westhaven Drive in 2005. Adjust and revise. Provide an Erosion Control Plan Provide an Engineered stamped approved drawing for retaining walls over 4 ft. in height. Show centerline driveway grade elevations (every 10 or 20 ft) Proposed new culvert on Green Hill Court must be 18” in diameter. (Note on plans) Please remove proposed culvert and 4 ft. concrete pan on proposed driveway on Westhaven Circle, current conditions on site show a 3 ft. concrete pan at the edge of asphalt as a part of the 2005 improvements. Remove proposed landscaping on ditch flow line/right of way on proposed new driveway on Green Hill Court. During winter months, proposed limits of disturbance fence along Westhaven Drive will be required to be moved back 10 ft. Please note on plans.
