How are net new skier days calculated; I don't see the formula?. Shouldn't it be Units converted to Pillows x 65% occupancy x 65% net new guests x % that ski?. I see he uses Hotel Units but a unit is not accurate number of visitors if there are 2 beds with 4 pillows. Generally throughout the report he uses a visitor count. How are visitors calculated and where is the table that reflects this info? Page 6 Revenue Analysis. He refers us to Table 22 for Lift Tax Revenues. In this packet Table 22 is Projected Sources of Sales..not lift tax. Also there is not a table 22a 1 Page 8 Table 1. Calculates Total Units but does not convert it to # of pillows...this calculation runs through the entire report so it appears we don't have an accurate number of projected visitors. Page 13 Estimation for Net New guests. First the formula needs to reflect pillows instead of units and then we may want to survey the Arrabelle, Sebastian and Four Seasons to check their occupancy levels and the number of new guests they have attracted since open. Page 19. It should be noted the lift tax is a modest $47,000 annually. As stated above how was this calculated? Number of units or number of pillows? Where is the table? Also, why no new skier days assumed when there is a new Gondola and new parking giving skiers better/easier access to the mountain? Page 21. Revenue. Again what is the calculation? Units or pillows? Page 35 Table 18 How were the visitor days calculated? Units or Pillows? Page 43 #5 35,000 sq ft office space. Is the planned office space adequate to absorb the existing tenents in the Ever Vail footprint, the VR staff moving from the Lionshead temporary offices and VRD moving in from Avon? From: George Ruther Sent: Monday, January 24, 2011 12:05 PM To: Council Dist List Subject: Ever Vail Fiscal Impact and Economic Analysis Report Good Morning- Last week you all received a copy of the final Ever Vail Fiscal Impact and Economic Analysis report in your packets. I trust you had an opportunity to review the report. At the meeting last week, the Town Council asked that Andy Knudtsen, of EPS, return to present to the final report and answer specific questions that the Town Council had on the report. Andy is st coming to the TC meeting on February 1 as requested. st The meeting agenda for the 1 is quite lengthy. In an effort to be most efficient and productive with our limited time, I was hoping to get any questions you may have on the final report in advance of the meeting. With questions in hand, I will work with Andy to best prepare for the discussion. If you could provide me with your questions by the end of business on Thursday that would be fantastic. I have attached an additional copy of the report for your review.
