Meadow Drive, Vail, Subj: Changes to Approved Plans — Site Walk with Rachel Upon meeting with Rachel Friede Dimond at the site of the nearly completed Sushi Oka Hibachi restaurant, the following list describes unfinished items which must be addressed and changes from the approved plans which must be approved by the Design Review Board: Unfinished items: 1. General cleanup of old lighting. There are several flood -light style light fixtures around the entry area that must be removed or replaced with full -cut off style light fixtures. 2. An existing decorative light fixture near the entry door must be removed or must be altered in order to make the fixture a fully cut -off light fixture. 3. Hooks and other miscellaneous items around the entry should be removed / cleaned up. 4. Outlets and other miscellaneous items around the entry and the new service door areas should be painted to match the stucco color. 5. A light -post near the entry needs a replacement metal cover at the base. 6. The large "W' in several windows needs to be removed. 7. At the rear service entrance area there are several metal covers, vents, and PVC pipe outlets which will require paint -to -match the surrounding stucco. 8. All new rooftop equipment and vents should be painted the same brown as all the existing rooftop equipment and vents. 9. The new rooftop service platforms and guardrails should be painted the same brown as all the existing rooftop equipment and vents. DRB — Change to Approved Plans — items: 1. The gate at the north tower ladder entrance should have been a solid door. The drawings as approved note "lockable door ". Now that a decorative metal gate has been installed, the owner proposes that a solid metal or wood backing be attached to the gate and be painted the brown color of existing doors. See Exhibit A below. 2. The existing decorative railing around the front entry area has been altered with the addition of two horizontal metal bars in order to meet IBC code for guardrails. The DRB must approve the addition. See Exhibit B below. A new moveable metal guardrail has been fabricated and installed along the west end of the entry area creating an outdoor dining area. The new guardrail does not match the design of the existing decorative railing. The DRB must approve the new guardrail location and design. See Exhibit C below. -PP— 970.328.5151 inf .@ P.O. Box 1587 Eagle, Colorado 4. New lighting fixtures have been installed over the entry door and over the rear service door. They must be tilted to 90 degrees to meet the fully- cut -off standard and they must be approved by the DRB. See Exhibit D below. 5. The area at the rear service door is proposed to be redesigned from the original proposal because of the final location of the ADA handrail. The sidewalk from the service door to the common walkway can no longer be a straight line. It must curve to avoid the ADA handrail. Also the addition of groundcover and shrubs is being proposed instead of sod. See Exhibit E below. The screen for the large mushroom vent on the top of the East Tower has been installed but does not meet the intent of the drawings. The drawings describe a "metal screen woven mesh painted to match stucco ". The screen that has been installed is a very open mesh which does not at all screen the vent from view. The architect proposes a much tighter mesh screen be added to the installed mesh and then painted to match the stucco. The architect also proposes that a metal trim band around the base of the screens be added to hide the vertical metal channels which attach the screen to the stucco wall. See Exhibit F below.
