These criteria were developed to aid the tenant in the development of a retail design that emphasizes the merchandise, enhances the product or service, and reinforces the design quality of the building as a whole. It is hoped that tenants will generate imaginative designs for their space with integral, creative graphics and quality merchandising. These criteria are intended to assist tenants in the design and review process we will establish as to a common understanding and goal for the visual presentation of the building. Tenants should utilize these criteria in establishing their own design standards. All tenants must adhere to these criteria and all applicable state and local sign and building codes. Where these criteria differ from applicable state and local sign and building codes, the tenant shall adhere to the most stringent. Tenants are encouraged to understand the criteria prior to beginning design for their space. At that time, questions should be raised with Landlord, the town of Vail and County of Eagle to avoid delays later in the design process. All proposed sign design solutions must be reviewed and approved by Landlord, the Staff and /or Design Review Board of the town of Vail prior to fabrication. The Landlord shall remove at the tenant's expense any tenant signage that does not comply with these criteria, or were installed without the Landlord's approval. Q The Landmark Comprehensive Exterior Sign Plan October 15, 2007 Signage Design Criteria All exterior signage should address both the communicative functions of a sign and its aesthetic integration with the overall retail concept. The building's architecture sets the tone for the signage program and the Landlord has established standards for identity signage as outlined in these criteria. Engaging an environmental graphic designer to work with the retail designer will assure a coordinated design program. Their knowledge of typography, materials, and fabrication contribute to design success. Experienced designers are aware of the interplay between aesthetics and function, and possess the skill necessary to achieve a synthesis of these conflicting factors. Tenant signs and related logo graphics located along the Landmark perimeter should express a refined mountain resort sophistication through the use of clean and contemporary shapes and forms. The use of similar architectural materials used throughout the building are encouraged so as to create a seamless transition between building and the tenant space. All tenant signage should be appropriate to and expressive of the tenant business activity for which they communicate. Tenant sign designs shall be compatible with and be an enhancement of the architectural character of the surrounding district, expressing scale, color, materials and lighting levels. All tenant signage designs should strive to use unique two and three dimensional forms /shapes, profiles and iconographic images that reflect both the personality of the tenant, product /service and the surround- ing building architecture. The tenant is encouraged to create well designed, creative signs that enhance the unique character of Vail's village atmosphere. Designs which simply maximize size and volume in rectangular form are not acceptable. A. Exterior Signage All signage designed for exterior identification of a retail store shall comply with the building standard. Sign location, configuration, design and size should be aesthetically harmonious with the mountain setting and the alpine village atmosphere of the town. All primary signage will be limited to trade names or company logos. Signage area per tenant space or use by right is outlined in the Vail Colorado Town Code document, Section 11 -6 -3: Business Signs. Allowable Tenant sign types are: Projecting /hanging and wall signs; Window signs; Business operation signs; Open /closed signs; Awning signs; and Joint directory signs. All signs will conform with Section 11 -6 -3 of the Vail Colorado Town Code. Special consideration will be granted to tenants with extenuating circumstances (see section C, page 7 for details). V The Landmark Comprehensive Exterior Sign Plan October 15, 2007 1. ACCEPTABLE LOCATIONS The building elevations shown on sheets XX through XX illustrate typical acceptable signage zones and locations to choose from. These locations follow specific height limitations as outlined in the attached elevations and should be used as a guideline; however, flexibility of sign placement in the indicated zones /locations is allowed as long as all sign code requirements are still met. They do not depict intended sign type /size, proportions or quantity. Refer to each specific sign type in this document for detailed specification as to size, proportions, etc. 2. UNACCEPTABLE LOCATIONS Any signage applied directly to the building or to the glass that does not comply with the outlined standards. See attached guidelines that follow. Tenant signage must be contiguous with the tenant's lease frontage. B. Format, Fabrication, Color and Lighting of Signage The overall format, fabrication methods and details help to make a retail space either totally successful or a mismatched failure. Following the standards set out above and continuing below will ensure that the tenant achieves the important link between the design statement and the signage program. 1. ACCEPTABLE FORMAT & PROPORTIONS FOR SIGNS Refer to guidelines that follow. Sign formats should be consistent with the scale and architecture already present in the town: Sign location, configuration, design and size should be aesthetically harmonious with the mountain setting and the alpine village atmosphere of the town. All signage should be compatible with the placement of surrounding signs: Similar signs should not be placed within close proximity of each other, but should instead incorporate variety and visual interest within the "view corridor" that they are placed. General limitations are outlined in the attached elevations. 2. ACCEPTABLE FABRICATION METHODS AND MATERIALS FOR SIGNAGE Signs shall be of high quality, durable materials, constructed of predominantly natural materials which may include, but are not limited to, painted, stained, solid or carved wood; brick, stone, wrought iron or metals such as copper or brass that have been treated to prevent reflective glare; nonreflective glass and stained glass; other natural textured building materials. Tenants are encouraged to use creative graphics and lettering. The creative use of depth, relief, shading, three - dimensional projections and other pleasing textural qualities is generally encouraged. Three - dimensional projections shall not be calculated as part of the total sign area, but the size, placement and style of the projections shall be subject to design review. • All signs fabricated and installed shall comply with all applicable sign, building and electrical codes and the lighting shall bear a U.L. label concealed from public view. • All bolts, fasteners and clips shall consist of enameling iron with porcelain enamel finish; stainless steel, anodized aluminum, brass or bronze; or carbon bearing steel with a painted finish. • All material used in an exterior applications shall be rated for exterior use. • Separate all ferrous and non - ferrous materials with non - conductive gaskets to prevent electrolysis. 5 ' The Landmark Comprehensive Exterior Sign Plan October 15, 2007 • Electronic kill switches should be mounted out of site. • Any sign shall be designed to withstand wind pressure and shall support dead loads as required by the most recent building code (IBC) at the time of construction, as adopted by the town of Vail and determined by the chief building official. • The Landlord is not responsible for the cost of any tenant signs fabricated or installed that do not conform to sign design criteria and do not have a town of Vail permit. • The tenant is responsible for any damage to the property by the sign contractor and shall repair any damage immediately at their expense. • All signs, including the support structures and related fixtures, shall be kept in good repair; this includes replacement of lighting, repainting when appropriate, and other actions that contribute to attractive signage. The display surface and hardware of all signs shall be properly painted, finished, or posted at all times. The glass surfaces on which window signs are affixed shall be well maintained. 3. UNACCEPTABLE FABRICATION METHODS AND MATERIALS • Unpainted acrylic, poly carbonate or other similar materials. • Cast letters in plaster of paris or paper mache, Plexiglas, or vacuum formed. Any paper or cardboard fabrication. • Any fabrication with exposed fasteners, unless architecturally integral to the building or signage design. • Styrofoam, rubber, or carpet fabrication. • Sign surfaces that reflect light are prohibited and shall instead be comprised of matte or flat finishes. • Electrical wiring shall be concealed. In addition, all signs that contain electrical wiring shall be subject to the provisions of the adopted electrical code of the town and the electrical components shall bear the label of an approved testing agency. • There shall be no exposed conduit, tubing, raceways, conductors, transformers, or related equipment that is not visually integrated with the overall sign appearance. • Internally illuminated sign cabinets are prohibited. • Visible sign fabricator's stickers. • Neon elements are prohibited. • Any method that would violate the town of Vail Sign Code. 4. ACCEPTABLE COLORS • Use natural colors: Earth tones; Full spectrum of soil, clay, and metallic colors; Neutrals: Off whites to deep browns and black; Bright colors should be used only as accents. • Any colors which are integral to the tenant logo or logotype, and are limited to use within the graphic sign field. • All colors should be complimentary to the building colors. Colors will be reviewed by Landlord as part of the design review. • Colors that are indigenous to the sign material, as in finished metals. UNACCEPTABLE COLORS • Day -Glo or reflective paints. • Colors that vibrate or compete against each other. 6. ACCEPTABLE LIGHTING • Lighting shall be white in color. • All lighting shall be subject to design review. • Custom armature with integrated light fixtures or fixtures that are integrated into canopy design. • Wattage for signage must be noted on fabrication drawings for review and approval by Landlord. 7. UNACCEPTABLE LIGHTING • Internal and fluorescent/neon light sources are prohibited. • Exposed neon with -in reverse channel type letters or logos. • Spot lighting from an opposing structure is prohibited. • Lights shall not shine or reflect onto adjacent properties. • No fiber optic signs. • No strobe lighting, animated or flashing signs. • No GoBo projected images or messages onto sidewalk. 8. UNACCEPTABLE SIGNAGE AND STREET FURNITURE • Noise- emitting signage or speakers mounted on the exterior of the building facade either permanent or temporary. • Signs that have, or appear to have, moving parts (aside from natural wind induced movement) are prohibited. • Portable or trailer type signage. • Awnings not approved by Landlord. • Additional waste receptacles and miscellaneous tables, seating, umbrellas, potted plants or graphic structures, not part of the original building plan, except as approved by Landlord. • Flashing or fluctuating holiday decor. C. Special Considerations The Landlord reserves the right to allow exceptions within the parameters of Section 11 -10 -1: Variances of the town of Vail Town Code, to these criteria when merited by the tenant's design solution. Any exception to this criteria must also have the support and approval of the town of Vail Design Review Board. 7 ' The Landmark Comprehensive Exterior Sign Plan October 15, 2007 D. Review Submittal Sign Application Review: Town of Vail Staff Review and Design Review Board Each sign application is subject to the following two (3) levels of review: (1) the Landlord review, the Community Development Department of TOV staff review and Design Review Board (DRB) review. 1. Landlord Review: Tenants shall submit three blue line print sets of their sign designs to the Landlord for review and approval. Sign submittals shall be in shop drawing format and drawn to scale at 1/2" = 1' - 0" minimum. Shop drawings shall include sign type, sign dimensions, colored elevations, photographs of existing signs of the same design (if applicable), sign sections and details, materials, colors, method(s) of illumination, and structural details. The submittal shall also include a complete building elevation showing the proposed signage. Upon Landlord request, the tenant shall provide drawings stamped and signed by a structural engineer registered in the State of Colorado. After Landlord's review and approval, each tenant sign application is subject to the Town of Vail's Staff Review and the Design Review Board. (see following section for details). The requirements of this Coordinated Sign Plan shall be superseded by Town of Vail's regulations in all areas which are not addressed in this document and where the Town of Vail requirements are more restrictive. All Town of Vail ordinances and regulations remain in full effect other than those specifically varied by the Coordinated Sign Plan. 2. Staff Review: The Community Development Department of the Town of Vail shall accept for review the properly completed sign application. a. If the staff determines that the sign application unquestionably meets the standards of this title, including the design guidelines and standards as they are stated in this Comprehensive Sign Plan and the technical requirements as they are stated in chapter 6 of the Vail Town Code, staff shall then approve the application. All applications approved by the staff shall be listed on the next publicly posted agenda of the Design Review Board. b. If the staff determines that the sign application meets the standards of this title, but does not unquestionably meet the design guidelines and standards as they are stated in this Comprehensive Sign Plan and the technical requirements as they are stated in chapter 6 of the Vail Town Code, staff will schedule the application for review by the Design Review Board at their next hearing, held the first and third Wednesdays of each month. c. If the staff determines that the sign application does not meet the standards outlined in this title, including the design guidelines and standards as they are stated in this Comprehensive Sign Plan and the technical requirements as they are stated in chapter 6 of the Vail Town Code, staff shall deny the application. Upon denial of the application based on lack of compliance with any part of this title, the applicant will be notified of the denial in writing and may submit a new application to the staff, file an appeal of the staff decision to the Design Review Board, or file an application for a variance in accordance with chapter 10, "Variances And Appeals ", of the Vail Town Code. 2. Design Review Board Review: The Design Review Board will review all sign applications scheduled on their agenda by staff, in the required presence of the applicant or such applicant's representative, to ` The Landmark Comprehensive Exterior Sign Plan October 15, 2007 ascertain the proposal's conformance with the design guidelines and standards as listed in this Comprehensive Sign Plan and the technical requirements as listed in chapter 6 of the Vail Town Code. a. Upon determination of compliance with the design guidelines and standards listed in this Comprehensive Sign Plan and the technical requirements as listed in chapter 6 of the Vail Town Code, the Design Review Board will approve, or approve with conditions, the applicant's sign proposal. The applicant will be notified in writing of the approval and any conditions placed on the approval, and may then erect the sign according to the approved application. b. Upon Design Review Board denial of the application based on the design guidelines and standards listed in this Comprehensive Sign Plan and /or the technical requirements listed in chapter 6 of the Vail Town Code, the applicant will be notified in writing of the reasons for denial and may submit a new application to staff according to the recommendations from the Design Review Board. The applicant may file an appeal to the town council if he /she chooses not to submit a new application to staff (see chapter 10, "Variances And Appeals ", of this title). The function of this sign type is to continue the identification of The Landmark and it's commerical /retail tenants. This is such a highly visible corner of the property with very heavy pedestrian foot traffic connecting to the rest of Lionshead Village. The design will incorporate the architecture style of The Landmark. Specifically for street level /pedestrian visibility. This joint directory sign shall not count toward the total quantity of freestanding signs allowed. The joint directory sign shall be kept current according to business turnover. The following approaches are encouraged: • Maximum graphic image area per Tenant shall be no more than one (1) square foot. • Maximum graphic area for the name of the building shall be no more than three (3) square feet. • Sign height shall be no higher than eight feet (8) above existing grade. • Must be set back a minimum of 5' -0" from every boundary line of the zone lot. i. These signs are mounted directly to the wall or parapet wall of the building; all connecting hardware should not be visible unless it is an integral part of the sign design. No part of the sign shall project above the highest point of the roof or as identified on the attached elevations. The maximum allowable sign area of each allowed projecting /hanging and wall sign shall be up to six (6) square feet and shall be measured according to the total area of the sign. Projecting and hanging signs shall have a minimum clearance of eight feet (8') above pedestrian walkways and a minimum of fifteen feet (15') above vehicular pathways. No part of any projecting /hanging and wall sign shall extend more than twenty - five feet (25') above existing grade. An awning may substitute for one of the projecting /hanging signs allowed for a business and shall be measured according to the total size of the text.
