Monroe & Neweli Engineers, Inc. provided structural design for foundations and
framing of the Aziz Residence Addition at 1169 Sandstone Drive. One new
foundation wall and footing is included in the design. The bearing pressure below
the new footing will be less than 500 psf, because this wall is very lightly loaded
under all live and dead loads required by the International Building Code, 2009
Edition. The soils report that was prepared during the construction of the original
building listed an allowable bearing pressure of 2,000 psf, which is significantly
higher than the soil bearing capacity used in our design of the addition.
It is our opinion that the very low bearing capacity requirement of the existing
soils for the new addition will not overload the soils that had been rated for a
much higher bearing capacity during the original building construction. If required
the existing soils conditions could be verified after excavation is complete during
the construction phase.
We believe that our response will satisfy the structural requirements of the
Building Department comments of the plan review for Permit B/11-0115, dated
May 27, 2011.

ASBESTOS INSPECTION REPORT
1.0 Introduction
This report provides information regarding an asbestos building materials survey performed at 1169
Sandstone Dr. Vail, Colorado on May 6, 2011. At the request of Reid Phillips with HW Builders,
Annectens Environmental Management performed a visual inspection of the three level home,
acquired samples of suspect asbestos containing building materials (ACBM), assessed the condition
of the materials, and determined estimates of the quantities of those suspect materials.
Tl�e purpose of the inspection was to determine locations and quantities of asbestos containing
building materials that would have to be abated by removal prior to the intended remodeling and
reconstruction of the home. .
'The subject residence is a stucco home located on a lot in Vail, Colorado. The subject property is a
three level home, with a living room, family room, kitchen, five bedrooms and six bathrooms. There
is no basement. The house is heated by central forced air. The roof was a hip roof with steel shingles.
'There was a three-car attached garage.
Samples of suspect materials were sent to Reservoirs Environmental Inc., 5801 Logan Street in
Denver, Colorado. Reservoirs is a NVLAP accredited (# 101896) laboratory for Polarized Light
Microscopy, the required method of analysis for asbestos.
Details of this survey and analysis follows. Please refer to the Bulk Sample Data Table for a
summary of the laboratory analysis results.
2.0 Inspection Rationale
According to Federal EPA NESHAP regulations, and State of Colorado Regulation 8, buildings that
have suspect asbestos containing materials in excess of 160 square feet, 260 linear feet, or 35 cubic
feet (one 55 gallon drum in Colorado) require that an inspection be performed prior to renovation or
demolition. For Single Family Residential Dwellings, the trigger level for inspection is 50 linear feet,
32 square feet, of the volume equivalent of a 55-gallon drum.
Colorado Regulation 8 requires that any friable ACBM with PLM lab result indicating more than
zero, but less than 1% (trace amounts) be Point Counted. No sample indicated trace levels of
asbestos in the survey that was representative of a homogeneous area declared to be ACM, so no
Point Counts were performed for that reason.
The EPA AHERA regulation contains inspection protocol, and is considered to be the state of the art
method for performing building inspeetions for asbestos in building materials. This inspection was
performed according to those protocols, taking into account the limited scope of the inspection due
to limited destructive sampling.
All samples were acquired in a random manner that also represented the materials sampled. A
narrative description of the sampled materials and their relative locations is contained in the Bulk
Sample Data Table. In addition, a copy of the Reservoirs laboratory report is attached.
All samples, assessment and inspection activities were performed by William Schluterbusch, an EPA
accredited and State of Colorado certified Asbestos Building Inspector. Attached is a copy of the
certificate.
3.0 Inspection and Survey FindingslRecommendations
At the time of inspection, a total of three suspect materials was discovered and documented. None of
the suspect materials were assumed to be asbestos containing. Samples were acquired of all of the
suspect materials and submitted for analysis. Following is a list of those suspect materials.
Textured drywall located on the south wall in the south ground level room of the
home. (Two Samples)
Texture tape and joint compound located on the south wall and soffit in the south
ground level room of the home. (One Sample)
Stucco & grey fiber board located on the exterior south wall of the home. (One
Sample)
A total of four samples were acquired in the sampling event. Of these samples, no material
contained detectable levels of asbestos through standard PLM analysis. Discussion of the results
follows.
4.0 Conclusions and Recommendations
In the case of the asbestos in the texture, joint compound, and stucco on the walls, of the subject
home at 1169 Sandstone Dr Vail, Colorado, the affected area is without CDPHE reQulations since
there was no asbestos found bv laboratory analysis for those materials sampled.
Please remember that only those suspect materials that appeared to have a potential for disturbance
during the remodeling/restoration process were sampled. All workers should be aware of the
potential for other ACM's to be present under or behind those identified. All work should stop when
these suspect materials are discovered. Suspect materials should be sampled and those samples be
analyzed prior to work progressing that would disturb any suspect asbestos containing materials.
