Framing at West unit. OBSERVATIONS: EAST UNIT 1. Studs are severely notched at north wall for plumbing. Install repair at all notched studs per SX18. 2. North wall window at living room at east end has an intermediate plate about a foot below the window sill. This plate is inadequate and needs to be replaced with a double 2x6 plate. This window has a C12 header at the top, which requires 2 king studs at each jamb — at least one of these jambs has just one king stud. Insure that 2 full- height king studs are properly installed at each jamb. 3. South wall at master bedroom, window at west has 1 king stud, and needs 3 at west and 2 at east. 4. Large window at east wall of living room has 2 king studs at each end framing from floor to bottom of the steel beam at the roof. These jambs need either (6) 2x6 kings or (2) LVL kings. To make sure that enough connection exists between existing king studs and PSL intermediate header, add (3) Simpson SDS25600 screws from outside king stud into PSL — evenly spaced. 5. Mark asked if they could drill 2.25" diameter holes through the web of the steel roof beams for fire sprinkler lines. This size hole can be drilled at the middle third of the beam, and multiple holes can be installed horizontally if space edge -to -edge of 2.25 ". Do not drill holes within a foot of the end of the beam. WEST UNIT 1. At west wall along grid line 2, the 10 foot patio door north of grid line E needs a double king stud at the north jamb. 2. At south wall of family room at 2 nd floor, connect the sliding door head plates to the LVL deck joists above per detail SX19. 3. Roof header at grid line B at north closet opening is a 3 pack LVL that spans between two rafter sets that are 14" LVLs. A Simpson HHU face hanger is required at each end of this header. 7. There was a site discussion about framing the third level south deck at the master bedroom with a curved channel, similar to the deck below. This is possible, although the shape of the deck is unclear to me. The ends of the curved edge channel would need to sit on wall studs at each end, and the deck joists will need to be connected per detail G/5514, with a welded strap at the top of each rafter. At the time of our Inspection, the sewer was being placed at the northern part of the building site. Subsoils exposed in the sewer excavation consisted of a clean sand,'and gravel with rounded cobbles and small boulders up to 2 feet In diameter. This granular subsoil extended to thi ground surface In the northern portion of the building site. No excavation] were available for Inspection to the southern part of the building site, although judging from the ground surface characteristics, we anticipate that a soft, silty, clayey, organic topsoil overlies the granular . subsoils in this area. Ground water was observed in the -sewer excavation at 2 to 3 feet below the ground surface. This shallow ground water Ile is expected to fluctuate and may reach the surface.in the southern_,part o the site during some parts of the year. Based on the surface-observations and the soils exposed in the sewer excavation, we recommend that the proposed residence be founded with spread footings plated on the lower granular subsoils. Footings should be designed for a maximum soil pressure of 4,000 psf. Continuous foundation walls should be reinforced top and bottom to span an unsupported length of 10 feet. We recommend the -lower floor be set as high as possible because of the shallow water. For best performance It should be well above the ground surface. The on -site granular subsoils All be suitable for•overiot and underslab fill. Soft organic topsoil should be stripped before the fill Is placed. We recommend that all coarse rock fragments larger than 8 inches In diameter be removed from the backfill before placing the.undersiab fill. Peterman Asbestos Testing, Project Design, and Consulting INTRODUCTION: On March 31, 2009 an inspection/survey was conducted and 3 bulk samples were collected from: Residential Building 2985 Booth Creek Road Vail, CO. The purpose of the inspection/survey was to locate and sample suspected Asbestos containing materials that might be present in the area of the Residence that is planned for selective interior renovation. The inspection was made, and the samples were collected by John R. Peterman, an A.H.E.R.A. and State of Colorado Certified Asbestos Inspector. Great care was taken during the inspection and sampling to be as accurate as possible. It should be noted that minimal damage was done to the existing building structures during the inspection so there is no documentation for unseen conditions or stored items. All samples were analyzed by DCM Science Lab in Wheatridge, CO. This laboratory is deemed "Proficient' in the E. P.A. Quality Assurance (QA) program for the determination of asbestos in bulk materials, and is accredited by the American Hygiene Association (AHA). SAMPLING PROTOCOL: A random sampling scheme was used to sample the suspect materials that were discovered. If during any future demolition or renovation work, suspect material is discovered that hasn't been sampled and would be disturbed, work should be halted until the material has been tested. �' d ez0 : T T 60 80 .,de A & D Asbestos Testing and Consulting John R. RENOVATION AREA DESCRIPTION: The Residence at 2985 Booth Creek Road is planned for selective interior renovation. The interior walls are covered in sheetrock with a light texture, and the ceilings are covered in sheetrock like the walls, and exposed wood. The floors are covered in carpet. CONCLUSIONS & RECOMMENDATIONS: Laboratory analysis, of the composite samples, indicates that Asbestos was detected in one out of three bulk samples. However, The Asbestos content of the positive sample is less than the Regulatory Limit (Greater than 1 Asbestos). The Asbestos content of the positive sample was verified by the required Point Count Analysis. This is the most common type of dimming for residential and light commercial applications. 120VAC Standard Dimming - Incandescent and Magnetic Low Voltage Dimmers Standard 120VAC line voltage dimmers for incandescent and magnetic low voltage loads control the light source with "forward phase control ".
