As you are aware, the location of the 100 -year Gore Creek floodplain, the 15 foot setback from the rear property line, the 50 foot setback from the center line of Gore Creek are the primary issues associated with a deck expansion. A survey will be required to demonstrate compliance with these requirements of the Vail Town Code. A title report and utility approvals are still required since the footprint of the deck is being expanded. Simple elevation drawings or marked -up photographs can be submitted to help communicate the design of the proposed deck expansion. If new exterior light fixtures are proposed, fixture counts and fixture cut - sheets will be required. If no new fixtures are proposed, fixture counts and cut - sheets are not necessary.
