ARRABELLE BALCONY REPAIRS
DESCRIPTION OF PHASE I WORK
JUNE 26, 2011
The Arrabelle Balcony Repairs project is the renovation of 11 of the balconies at the property
that have waterproofing oozing out of the assemblies. The units affected are 255, 455, 555, 655,
201, 301, & 629 as noted on the enclosed plans.
The repairs will involve removing the wear surface topping slabs and electric snowmelt mats,
removing the fascia and trim surrounding the balconies, removing existing waterproofing
systems, replacing the waterproofing, electrical snowmelt, and topping slabs, and associated
stucco and other finishes repairs. It is contemplated that the existing railings will remain in place.
All work will be per the original plans and details. There is no structural work associated with
these repairs. There is no aesthetic work or modification (except the elimination of oozing
waterproofing) associated with these repairs.
