Zoninq Updates: Site Coverage — No Change GRFA has been decreased by 130 sq. ft. (due to value engineering in lower level plan). GRFA approved = 3,088 sq. ft. GRFA proposed = 2,958 sq. ft. Building Height has been increased with revised roof structure. Height Approved = 31'-10" Height Proposed = 32'-9" (Not to exceed 33'-0") As the project has developed into building permit application drawings, there have been minor revisions and updates, mostly cosmetic, and all improvements to the DRB approved drawings. 1. The roof structure has been modified. A timberframe structure of large rafters supporting a SIP Panel roof and a cold-roof construction has been developed. The ridge datum elevation has been updated and reflects a measurement to the top of roof sheathing prior to the addition of the insulation and cold roof layers of the roof. Please see the attached drawing. 2. The entry door recess has been removed. The door is now flush with the main front wall of the house. 3. A cantilevered gable roof is being proposed above the entry door. It is 4'-0" in depth and protrudes into the front setback area no more than 4'-0". 4. A railing has been added to the front porch for safety. 5. The railings have been updated with cut-out ornamentation. 6. The exposed timberframe rafters, perlins, beams, and braces have been developed using decorative end cuts and specialized joinery. 7. The living room window pattern has been reduced from a 4-panel to a 3-panel count. 8. All mullions have been removed from the windows. 9. The siding orientation (horiz and vert) has been improved. 10. Shutter ornamentation has been added to the small windows on the upper front elevation. 11. Houses with 2,000 to 4,000 sq. ft. of GRFA are required to have 3 parking spaces. The Design Review Board approved plans accommodated those 3 required parking spaces in a 3-car garage. The revised plans have eliminated the rear bay of the garage. The required parking is proposed to be accommodated with a 2-car garage and an unenclosed space on the driveway. Unfortunately, the outside space on the driveway is not located entirely within the lot lines and encroaches into the street right-of-way. Pursuant to Sub-Section 14-3-2-F, Vail Town Code: "Parking spaces, aisles and turning areas shall be entirely within lot lines and shall not encroach on any public right-of-way." Please correct the plans for the new Hilb Residence to locate all required parking spaces within the property boundaries of the lot.
