Dear KCB Construction,
RESPONSE INSTRUCTIONS
● Submit three complete sets of revised construction documents containing the requested information with all plan revision items clouded or otherwise identified.
● Please respond in writing to each comment with a response letter addressing each comment.
BUILDING COMMENTS
Architectural Comments:
General
1. Provide plans for proposed replacement of deck to include location materials, and cross sections
2. Annotate on plans that CO detectors shall be installed through out the unit
3. Provide occupancy and building type on plans. ( Note: a duplex cannot be over another unit as defined within the building code.)
4. Show how and R value of insulation required is to be installed.
Structural Comments:
General
1. Provide structural plans for deck replacement. (Note: replacement of decking would be considered structural for purpose of spanning of members for the required deflection ratio and
snow loads as required by the IBC Chapter 16.
Plumbing Comments:
Reviewed and accepted
Mechanical Comments:
Show on plans proposed mechanical work
Electrical Comments:
General
1. Show location and size of panelboards
2. Clarify if additional circuits are being provided. If so, provide electrical load calculations.
3. Annotate on plans that 50% of lighting will be high efficacy
