HomeMy WebLinkAboutB11-0168 comment letterDate: June 21, 2011 Re: B11-0168 Dear Mr. Sandoval, RESPONSE INSTRUCTIONS ● Submit three complete sets of revised construction documents containing the requested information with all plan revision items clouded or otherwise identified. ● Please respond in writing to each comment with a response letter addressing each comment. BUILDING COMMENTS Architectural Comments: Sheet A0.1 1. Show location of toilet facilities and provide calculated use loads of existing and proposed. Reference sections 2902.1.1 and 2902.3 IBC 2. Show accessible route too toilet facilities as per section 2902.3.1 IBC 3. The travel distances in the bar area appears to require exiting through the bar. Revise plans to show required exit widths per section 1005 IBC. 4. Show compliance with section 1017.4.3 IBC for dining area at the bar. 5. Provide a complete allowable area calculation. Reference section 503.1 IBC 6. Plans do not reflect accessible seating, routes and that toilet facilities comply with current accessibility standards. Revise plans. Reference sections 1104, 1109, 1108.2.9, 1109.10, and 1109.10.1 IBC Sheet A4.0 1. General note 8 does not reflect details for the required fire assembly penetrations. Please provide. 2. General note 12 to indicate plans to be drawn by an architect and engineer licensed in the State of Colorado and that submittal shall be reviewed and accepted by the architect and engineer of record prior to submittal to the Town of Vail. Further construction shall not begin on the deferred submittal item until reviewed and approved by the Town of Vail. Structural Comments: Sheet S1.0 1. Provide a signed special inspections agreement with resubmittal 2. Provide structural verification of loads for proposed equipment on the roof. Plumbing Comments: Reviewed and accepted Mechanical Comments: General 1. Include a roof plan showing location of proposed equipment on the roof Sheet M2.2 1. Clarify the new dishwasher shall have adequate exhaust with the existing hood system. Electrical Comments: Reviewed and accepted PLANNING COMMENTS 1. Fire pit is missing from plans- need to amend to show fire pit. 2. Provide photos of existing rooftop mechanical. Can mechanical unit be painted to match roof colors? 3. Provide new fence design, per Design Review Board condition requiring a simplified design. Should the Liquor Board not require fencing for uncovered area, remove fencing from plans. 4. Provide detail of stamped concrete at outdoor dining deck (Bomanite). FIRE COMMENTS Reviewed and accepted PUBLIC WORKS COMMENTS General 1.
