HomeMy WebLinkAboutB11-0169 comment letter Date: 6/23/2011 Re: B11-0169/ 2644 Larkspur lane Dear David Hilb, RESPONSE INSTRUCTIONS ● Submit three complete sets of revised construction documents containing the requested information with all plan revision items clouded or otherwise identified. ● Please respond in writing to each comment with a response letter addressing each comment. BUILDING COMMENTS Architectural Comments: General 1. Provide window schedule on plans reflecting safety glazing and rescheck criteria. Please cross-reference to plan sheets. 2. Provide cross-sectional details of proposed stairs to include structural details 3. Provide details on Radon compliance per Appendix F IRC Sheet A1 1. Show drainage away from the building as specified by the geotechnical engineer. 2. Provide details for proposed egress window well showing compliance with section R310.2 IRC Sheet A5 1. Annotate on plans that inspection of subgrade insulation is required prior to backfill 2. Guard rail openings do not comply with section 312.3 IRC. Structural Comments: General 1. Provide cross-sectional details of proposed stairs to include structural details Sheet A1 1 Show on plans the required drainage system by the geotechnical engineer to include termination areas. Sheet S1 1. Annotate on plans the required special inspection for soils as per by the geotechnical engineer and epoxy and expansion bolts. Reference sections 1704.7 and 1704.3.3 IBC 2. Provide special inspection agreement per Town of Vail submittal requirements. Sheet S2 1. Detail 2 is not reflected on architectural plans. Detail shows a condition that the stone veneer does not provide required drainage nor methods of attachment. Please clarify Plumbing Comments: Sheet A1 1. Show location and elevation of the upstream manhole in order to determine criteria for a back water valve per section 715 IPC 2. Annotate on the plans building sewer to be inspected by the Town of Vail prior to backfill. Reference section 107.2 IPC Mechanical Comments: General 1. Show location and cfm of exhaust fans and hoods. Note if kitchen hood is over 400cfm makeup air is required. Reference section 505.2 IMC Electrical Comments: Sheet E-1 1. Provide complete electrical load calculations per NEC 2008 2. Show required Smoke and CO detectors per the IRC 3. Annotate on plans a minimum of 50% of lighting to be high efficacy PLANNING COMMENTS 1. The GRFA calculations must be corrected to include the stairs on the third floor. The GRFA calculations must also be corrected to include the updated basement deduction calculations and associated red-lined elevations. FIRE COMMENTS Reviewed and accepted PUBLIC WORKS COMMENTS General 1. Plans to reflect the snowmelt in the right of way to be a separate zone and label as such at the control system. 2.
