Vail, Colorado RE: Pinkard Remodel,Villa Cortina Unit 355 Dear Sirs, The following submittal is for a remodel of Unit 355 at Villa Cortina. It involves adding some windows to the exterior and the relocation of on set of sliding glass windows. There is also a roof dormer added to give more light to an existing loft area. In addition there will be interior remodeling that involves remodeling of the kitchen and baths, removal of walls and addition of other walls plus a reworking of the existing staircase to the loft. The exterior changes will involve matching materials and colors of the existing building with stucco colors to match existing and trim materials and colors to match existing. Most of these changes on the south elevation will be hardly noticeable due to the mature trees in front of the building. The roof dormer will again be difficult to notice due to its location far away from the roof eaves and behi.nd an existing chimney element. There is enclosed a letter from the Villa Cortina homeowner's Association President approving this remodel. I hope we can obtain staff approval for this little project. Proposals to add landscaping do not require DRB approval unless they involve the addition of patios, water features, grading, or the addition of retaining walls. I. All Exterior changes shall be designed by an Architect. 2. With the consent of the HOA a new design scheme may be implemented for the entire building. 3. All changes to exterior materials, colors and or exterior details for any unit shall stay consistent with the existing design of the entire building. 4. The master plan shall view the South Wing and the North Wing as separate elements in terms of alignment issues of windows and doors. 5. In general, changes for any individual unit must conform to a master plan for that wing of the building. When an individual unit from a wing applies to change the exterior it shall show how it will affect future design changes in units in that wing. 6. In general, window and door head heights shall align horizontally at each floor. Window and door groupings shall align vertically in their widths. 7. The first unit to remodel at each building elevation shall set the alignment rules for units below or above it. 8. Other units are not required to remodel when an adjacent unit has remodeled. If and when they do wish to remodel it will have to follow the "master plan" as established by the first unit's remodel. Guidelines for the South Wing of Villa Cortina 1. North Elevation— a. West End of the South Wing can be viewed and designed separately from the East End in terms of window sizes and location. These two sides can not be seen together due to the North wing blocking it. b. The Stair Tower which is on the northeast end of the South Wing can be viewed and designed separately as it is viewed on its own. 2. East Elevation— This fascade should follow the "General Guidelines" described above. 3. West Elevation— a. The loft level of the upper level can have a bay window similar to the one on the east end and shall be centered on the windows below it. b. New windows at the upper level in the northwest corner shall dictate the vertical placement of future windows on the two floors directly below it. Those windows shall fit within the area described by the 1 ! ( � • width of the windows being adding in the upper unit. These future windows shall have their heads align horizontally with existing windows on that floor. 4. South Elevation— a. West End of the South Wing can be viewed and designed independently from the East End in terms of window and door vertical alignments. b. Future windows and doors for the first and second floor shall align vertically with the windows and doors proposed for the remodel of the upper unit on the West End. c. All new roof dormers for the South Wing shall be the same size and design as the one proposed for the upper unit on the West End. New dormers shall also align horizontally. d. East End of the South Wing has not been remodeled on this elevation and will not have to follow what has happened on the West End. It will have to follow the "General Guidelines" as described above. 5.
