The Solaris project at 141 E Meadow Drive in Vail, CO has been completed and a Certificate of Occupancy has issued by the Town of Vail with the following conditions outstanding:
The loading dock floor is covered with plywood. This was a protective measure that was added during construction but not consistent with the requirements in Section 603.1 2003 IBC.
The plywood was noted as a deficiency during the Building Final process and never removed. Notice of non-compliance issued on 8/26/2010.
The ornamental outdoor stair #13 has non-compliant guardrails and handrails. Stair #13 leads from the Promenade level, outside of the lobby bar, to the 1st level Plaza. The handrail
measurements are less than 34” violating Section 1009.11.1 2003 IBC and the guardrail measurements are less than 42” violating Section 1012.2 2003 IBC. Notice of non-compliance issued
on 8/24/2010.
The monumental outdoor stair at the South East corner of the property has non-compliant handrails. The handrail placement on the stairs is greater than the required 30” reach defined
in Section 1009.11.2 2003 IBC. The measurement between the handrails is approximately 100”. Notice of non-compliance issued on 8/24/2010.
The grease duct serving the movie theater kitchen has approximately 25 feet of duct that exits the roof and runs horizontal. The metal duct has not been coated with any product to protect
it from the environmental conditions. Grease duct exposed on roof shall have adequate weather protection per Section 606.13 2003 IMC.
