THE RESIDENCES AT SOLARIS CONDOMINIUM ASSOCI.�TION
EXTERIOR DOOR INSTALLATION FOR UNIT 3H EAST RESOLUTIONS
RESOLVED, that the Board approves installation, in place of the existing window(s), an
exterior door providing access from the east wall of the Master Bedroom onto the Master
Terrace, an exterior door providing access from the south wall of the Living Room onto the
Master Terrace, an exterior door providing access from the east wall of the Living Room onto
the Secondary Terrace, and/or an exterior door providing access from the south wall of the
Northeast Bedroom onto the Secondary Terrace (each, a "Door"), as depicted on A��endix "A"
hereto and subject to the following caveats:
The owner of the Unit shall be responsible for all costs and expenses to install, repair,
maintain and replace the Door; provided, however, to the extent the Association maintains
exterior doors that are a part of a residential condominium unit, the Association shall similarly
maintain the Door.
Installation of the Door shall only be performed by, and shall only be contracted with,
Solaris Property Owner,LLC,or its designee.
The Door shall be a Pella Aluminum-Clad Wood Door, Pacific Architectural Millwork
Bi-Fold Door, or a Pacific Architectural Millwork Lift and Slide Door matching Solaris'
specifications, cut, detailed and waterproofed without additional shading to be identical in
function and appearance to the existing exterior patio door. At no time shall additional shading
be placed upon the Door as to create any appearance which deviates from the rest of the
exterior Units or glare which may impact other Units.
The owner of the Unit shall be responsible for any damage caused to the project,
including the Unit, common elements, and the surrounding units, resulting from acts or
omissions surrounding the installation, maintenance, repair and replacement of the Door,
induding,but not limited to,leakage.
The installation and existence of the Door shall not impact the structural integrity of the
project,including the Unit,the common elements,or any surrounding units.
Installation, maintenance, repair and replacement of the Door shall comply with all
applicable laws, rules and regulations, including, but not limited to, provisions of the
Declaration, the Shared Facilities Agreement, the Residential Rules and Regulations, and the
Project Rules and Regulations,as amended from time to time.
This approval shall automatically expire if installation of the Door is not completed
within eighteen(18)months from the date of this consent.
