refer to the submittal requirements for the particular approval that is requested. An application for Design Review
cannot be accepted until all required information is received by the Community Development Department. The
project may also need to be reviewed by the Town Council and/or the Planning and Environmental Commission.

Mr. Bowers:
This letter is to serve as notice that you currently have an illegal sign at your
location at 278 Hanson Ranch Road. Your application was received by our office
on October 16, 2002 and I have spoken several times with Monty at Sign on
Design about the problems with the proposed sign, as he was the only contact
provided on the appiication. He stated that he had relayed the comments to you.
He conveyed to me that you would be contacting me in order to resolve the
problems staff had. To date I have not heard from you. You may not be aware
but the Bridge Street Lodge, the building in which your store is located, has an
approved sign program which was adopted in order to provide for uniform
signage on the building. The sign program restricts sign materials, colors,
lighting, shape, size, and text/logo. All tenants are required to meet this sign
program. Your proposed sign does not meet the requirements of the sign
program in regards to sign material and color. A plastic face with vinyl letters is
not permitted and the program recommends several colors for backgrounds none
of which is stark white as is currently on the erected sign. Please see the
attached copy of the sign program for the Bridge Street Lodge.
You need to submit a sign proposal which meets the requirements of the sign
program immediately to prevent Code Enforcement action. If a sign proposal
meeting the requirements of the sign program is not received by the close of
business on January 13, 2003 I will direct the Code Enforcement Officer to begin
the enforcement process. This date was chosen to allow for review at the next
Design Review Board meeting on January 15th. If this date is a problem please
call and we will discuss an acceptable date to receive the needed information.

I spoke with our fandlard, Ron R�il(y, last week and we discussed the
present sign and the idea to approve a v�riance to his coded sign
progr�m. In our discussion he felt that Tomrnv gow�rs fiki had no gl�ring
differences to the existin� signs on Brtid�e Street Lodge. As one of thre�
b�ard members, he coultl only spe�k for hims�lf and needed to contact
the other two for their espinion. We didn't �hink he could oht�in their
comments befare tl�e .January 7 Sth review date but would consult with
them ASAP. If they give the akay to a varlance Ron said he would produce
wrltten con�ent, the Joint Property Owner Written Approval Letter. With
this in hand ! would be r�sponsible for submitting the Applicatian for
Design Review.

Re: Approval of a deviation to a retail sign
I am requesting approval of sign that deviates slightly from the existing
Bridge Street Lodge sign program. The sign in question has no glaring
difference to the retail signs that a�� diready in place.
I have obtained written consent from both the Landlord and the
Commercial Association, indicating their approval of the sign. These two
letters are attached.
The sign in violation is our only sign; it appears on the front of the
building at the same height and position as the existing signs. The sign,
TOMMY BOWERS SKI differs in that the background is painted on a
smooth surface rather than a sandblasted surface, it is also bright white
as opposed to an off white. The wording and logo are not vinyl cut outs
stuck on the surface, but neatly manufactured and raised shapes (1 /2")
that stand off the surface giving the appearance and effect of a
sandblasted of cut background. All the Lodge signs, including ours, are
the exact shape and thickness due to the uniform frames that remain
mounted on the building. I have included the Bridge Street Lodge Sign
Program and paper mock-up to aid your revie�v.
Please accept these slight modifications, and along with the Landlord and
Commercial Board approve the existing sign.

GOLDEN PEAK HOUSE
MASTER SIGN PROGRAM
OCTOBER 18, 1995
Pu ose:
To provide an upscale, coordinated and uniform presentation for the Golden Peak House signage and
building identification.
Building identification�
The building name will be fabricated from painted metal as shown in the attached exhibits, or painted in
forest green, directly onto the stucco. Size, depending upon final name determination, will be less then
`'1�9.square feet.

Tenant identification:
A maximum of 14 tenant identification signs will permitted in the locations shown in the attached
exhibits. These signs will each have a metal framework, painted the same terra-cotta as the commercial
� window frames.
The sign faces will be 3 square feet each, unless a tenant has multiple spaces that would permit larger
signs in conformance with the Town of Vail limit of 1 square foot of signage for every 5 lineal feet of
frontage. No sign will be larger then 5 square feet, regardless of frontage.
Materials will consist of one of the following:
A. Sandblasted medex signface, with a heavy pebble background.
B. Sandblasted redwood with a line grain.
C. Sandblasted signfoam with a sand grain background.
Text, typestyles and logos are at the tenants discretion.
Text and logos can be:
A. Cut into the background
B. Raised above the surface through sandblasting
C. Raised above the surface as painted or natural metal, minimum I/4" thick

Colors to be combination of light and dark colors for background, logo and text. Recommended
combinations include: navy blue, terra-cotta or forest green for dark colors, and off-white (similar to the
� building stucco), taupe (similar to the building wood trim), copper, brass or light gray. Certain tenants
may desire color combinations other then the above based on corporate logos and images, and these may
be used if they would conform to the colors that would be approved by the Town of Vail for other
signage within the same core area.
All signs will be single faced and placed parallel to the building frontage.
Tenants may light their signs as shown in the attached exhibits with a single fixture mounted to the top of
the sign. The bulb must be hidden from view, and the maximum wattage will be limited to 75 watts.
Joint tenant directorv:
A joint tenant directory sign will be placed as shown in the attached exhibits. Material and colors to be
similar to above tenant signs.
Window Ig ass:
Each tenant will be allowed window glass signage as allowed by the current Town of Vail sign program.
Tempora si na e:
� During fabrication of permanent signage, the tenants may place within the sign area, a flat painted
wooden sign of the same shape, size and color as the permanent signage, with vinyl graphics. The
maximum time period allowed for the temporary sign will be 60 days.
Approvals:
Condominium approvals will be needed prior to submission to the Town of Vail staff for any signage.

Ms. Gros,
The Town of Vail has reviewed your application and has staff approved the increase of
the sign panels hanging from the projecting joint directory located on the northwest
corner of the building. After reviewing Section 11-4B-12C1, Vail Town Code, it was
� determined that in order for the proposed change to meet the purpose of a joint directory
sign which is, "To list all tenants within a multi-tenant building and to guide the
pedestrian to an individual tenant within the building.", that all tenant signage must be
increased to one square foot with dimensions of 17 inches by 8.45 inches. In
conclusion, all tenants must be willing to increase the size of their tenant panel prior to
the hanging of the Vista Bahn Ski Rental panel, with all tenant panels being present.

This letter is being sent as a follow up to our November 4, 2002, phone conversation.
Over the past three months I have worked with you to reach a solution to your wishes for
� greater signage for Vista Bahn Ski Rental.
On August 21, 2002, the Design Review Board provided feedback to your proposal to
remove the existing evergreen tree on the northwest corner of the building as a solution
with concern. Staff believes that a viable opportunity was reached with the approval of
larger tenant panels on the joint directory sign on the northwest corner of the building
allowing the existing evergreen tree to remain. As we discussed, any illegal signs you
place outside of your establishment will result in enforcement action which may include
citation into municipal court. I am hopeful that you will not violate the Town of Vail Sign
Code by placing illegal signage outside of your store.

GOLDEN PEAK HOUSE
MASTER SIGN PROGRAM

Pu ose:
To provide an upscale, coordinated and uniform presentation for the Golden Peak House signage and
building identification.
Buildin� identification�
The building name will be fabricated from painted metal as shown in the attached exhibits, or painted in
forest green, directly onto the stucco. Size, depending upon final name determination, will be less then
Zc;�B.square feet.
Tenant identification•
A maximum of 14 tenant identification signs will permitted in the locations shown in the attached
exhibits. These signs will each have a metal framework, painted the same terra-cotta as the commercial
window frames.
The sign faces will be 3 square feet each, unless a tenant has multiple spaces that would permit larger
signs in conformance with the Town of Vail limit of 1 square foot of signage for every 5 lineal feet of
frontage. No sign will be larger then 5 square feet, regardless of frontage.
Materials will consist of one of the following:
A. Sandblasted medex signface, with a heavy pebble background.
B. Sandblasted redwood with a line grain.
C. Sandblasted signfoam with a sand grain background. .
Text, typestyles and logos are at the tenants discretion.
Text and logos can be:
A. Cut into the background
B. Raised above the surface through sandblasting
C. Raised above the surface as painted or natural metal, minimum 1/4" thick

Colors to be combination of light and dark colors for background, logo and text. Recommended
combinations include: navy blue, terra-cotta or forest green for dark colors, and off-white (similar to the
building stucco), taupe (similar to the building wood trim), copper, brass or light gray. Certain tenants
may desire color combinations other then the above based on corporate logos and images, and these may
be used if they would conform to the colors that would be approved by the Town of Vail for other
signage within the same core area.
All signs will be single faced and placed parallel to the building frontage.
Tenants may light their signs as shown in the attached exhibits with a single fixture mounted to the top of
the sign. The bulb must be hidden from view, and the maximum wattage will be limited to 75 watts.
Joint tenant directorv:
A joint tenant directory sign will be placed as shown in the attached exhibits. Material and colors to be
similar to above tenant signs.
Window lass:
Each tenant will be allowed window glass signage as allowed by the cunent Town of Vail sign program.
Temporarv sign• a�e:
During fabrication of permanent signage, the tenants may place within the sign area, a flat painted
wooden sign of the same shape, size and color as the permanent signage, with vinyi graphics. The
ma�cimum time period allowed for the temporary sign will be 60 days.
Approvals:
Condominium approvals will be needed prior to submission to the Town of Vail staff for any signage.
