Re: Timber Ridge Apartments - Fire Alarm System Head End Replacement
Mr. Vaughan,
FAS Systems Group has been contracted to replace the fire alarm detection system head end equipment at
Timber Ridge Apartments located at 1280 North Frontage Road in Vail, Colorado 81657 by Corum Real
Estate Group.
The existing fire alarm control panel is an old, conventional, Sensiscan 1000 which we intend to replace with
a new EST -3 panel capable of being expanded to handle future expansion should Vail Fire Department
require the single station smoke detectors to be replaced with addressable photoelectric smoke detectors
utilizing audible bases as required by the current Vail Amendments.
Systems Group is providing this information in a narrative form, as no CAD /DWG files exist or are available
for the complex.
SYSTEMS GROUP SCOPE OF WORK
Replace existing Sensiscan 1000 fire alarm panel with new EST -3 panel capable of being expanded in the
future to handle smoke detection coverage per city of Vail amendments.
Provide and install three (3) eight zone cards in the new EST -3 panel to monitor the existing seventeen (17)
IDC circuits. We will attempt to separate the two buildings currently utilizing the same zone. We believe a
zone card went bad in the past and two buildings were joined tooether on one card as the equipment is no
longer supported and or stocked by any vendor
Existing initiating devices are to remain per the customer's direction at this time, no additional devices are
being added and no existing devices are being replaced under this scope of work.
Provide head end terminations, programming, pre- testing, test and checkout with Vail Fire Department.
GAME PLAN
Work with VFD verifying any and all items including: fire watch. review of any agreements between VFD and
the building owner, have total understanding of what VFD is going to expect and see when the project starts
and finishes. (No surprises)
NOTIFICATION (NAC CIRCUITS)
We believe the existing notification circuits are not supervised. Upon a site visit last week we were unable to
find /read any end of line resistors. Based on these findings we can only expect the circuits are T- Tapped in
numerous locations. It appears the existing panel provides 24 volts on #8 gauge cable to the buildings
powering one horn in each unit. Much of the wiring is run on the outside of the building.
Existing NAC circuits are to remain and are not currently part of our scope to be replaced and or repaired at
this time.
