This is a Electrical Load report for the Vail
Community Development Office for the Fire Damage at
2458 Garmish Side B or the upstairs side on the east. I am
the electrician working for Premier Builders Inc. My
company is Eagle Electric Inc. and my name is Michael
Koenen. The owners name is Scott Livingstone 303-543-
9177.
The project will require rewiring two rooms, a media
room and a storage room. The rest of the house was
remodeled earlier not by Eagle Electric Inc... I will list the
changes they made and check the work. We felt it was our
duty to list the changes and have them reviewed by the city.
This load report will list all the loads in the house. The
work will be checked by Eagle Electric Inc. and any
problems will be corrected. The new fixtures had
fluorescent bulbs and the workmanship looks good at first
glance.
The project will need to have the main under ground
feeder spliced. The reason is because a bedroom on the
ground level does not have a fire escape so a window well
will need to be dug out. The main feeder a 250 MCM
triplex will need to be spliced to a new longer feeder so the
area in front of that window can be dug out.
I contacted the Engineers Cody O'Neil and Bob
Saathoff from Holy Cross and they told me I needed a
direct bury lockable splice box. They visited the site and
got us the approval. A service inspection may be needed
because Holy Cross will cut the power and I will make the
splice and the power will be turned back on. I will add 90
ft. of 250 MCM al. wire in schedule 80 (2 in. PVC conduit)
around the house to the 4 meter stack. I hope we can co-
ordinate the inspection so the house is not without power to
long.
The property is a Duplex. The remodel has its own meter. The meter has a
100 amp main breaker. 'The feeder to the panel is a 1/0 SER aluminum wire
from the meter. I will replace the electric panel in the unit with a new panel.
The power requirements we are adding in the two rooms, (media and
storage) which we are wiring:
1.) 7'he two new rooms have 12 new recessed lights with 22 watt fluorescent
bulbs or 264 watts which replace 8, 60watt bulbs or 480 watts. Power
decreases by 200 watts.
2.) 4 new duplex receptacles will be added in the storage room. Power
added 400 watts?
3.) A new opening in the center of each room for a future fan on its own
switch? Power added 240 watts.
The power which was added in a remodel be ore Eagle Electric Inc:
Third level
1.) 2 sconces over bed to replace a switched outlet. The sconces have
fluorescent bulbs. No power added. This is in both bedrooms upstairs.
2.) 1 vaniry light in bath which has fluorescent 4 bulbs which replaces 3, 60
watt bulbs?
3.) Pull chain light with fluorescent bulb in bed closet. I will need to replace
with a under cabinet light fixture.
4.) 2 shower cans with fluorescent bulbs 22 watts each. Power added 44
watts.
S.) Chandelier was replaced with fluorescent bulbs.
Second level
1.) 2 sconces in the living room with fluorescent bulbs. Power added 44
watts.
2.) New chandelier in living room is the same power as old?
3.) 2 new under cabinet lights added. Power added 80 watts
4.) 1 can in shower added with fluorescent bulb. Power added 22 watts.
S.) Bedroom added 2 sconces over the bed with fluorescent bulbs which
replaced switched outlets. No power added.
6.) In the kitchen an additional track light with 8 MR 35 watt bulbs. Power
added is 280 watts.

EXECUTIVE SUNiMARY
The proposed retaining wall should be supported
on the undisturbed gravelly sand, with conventional
type spread footings, designed for a maximum
allowable soil bearing pressure of 2000 psf. See
Foundation Recommendations.
SCOPE OF STUDY
This report presents the results of a subsurface Soil and Foundation Investigation for the
proposed retaining wall to be re-constructed on 3, Block G, Vail Das Schone, Filing 2, 2458
Garmisch Drive, Town of Vail, Eagle County, Colorado. T'he purpose of the subsurface soil and
foundation investigation was to determine the engineering characteristics of the foundation soil and
to provide recommendations from a Geotechnical point of view for the retaining wall foundation
design, grading, and drainage.
SITE DESCRIPTION
Lot 3 is a .1755-acre lot,on the east side of Garmisch Drive, in the Vail Das Schone
Subdivision, Town of Vail, Eagle County, Colorado. The topography of the lot is moderate.
Drainage is to the south and east. Vegetation on the lot consisted of landscaped grass and pines. Lot
3 has an existing duplex.
The existing retaining wall supports the driveway and parking above and the staircase that
provides access to the lower level of the existing residence. The retainiog walt is about ]0 feet tall
and is extremely buckled and cracked.

PROPOSED CONSTRUCTION
The proposed retaining wall re-construction will consist of removing the existing wall and
constructing a new ,two tier retaining wall with a new staircase. Loads are anticipated to be light,
typical of residential construction.
If the finalized plans differ significantly from the above understanding,we should be
notified to reevaluate the recommendations of this report.
FIELD INVESTIGATION
The field investigation, conducted on July 23, 2010, consisted of boring, logging and
sampling one test boring. The test boring's location is shown on Drawing No. 1. Drilling of the test
boring was done with a 4-inch diameter, continuous flight,a power auger, on a truck mounted drill
rig. We show the soil profiles of the test boring on the Subsurface Exploration Log, Figure No. 1.
Soil samples for laboratory soil analysis and observation were taken at selected intervals by
advancing Standard Split Spoon and California Samplers with a 140-pound hammer, falling 30
inches.
SUBSURFACE SOIL AND GROUNDWATER CONDITION
The soil profile encountered in the test boring is as follows: Boring No. 1 had four inches of
asphalt over two and a half feet of brown, gravelly sand with organics over 18 feet of brown clayey
to silty, gravelly sand with some shale fragments. The bottom of Boring No. I was at 20 feet below
existing grade.
We sampled the soil in the test boring at random intervals. The soil samples were brought
to our laboratory for observation and analysis. They were tested for natural dry density, natural
moisture content and swell/consolidation,as shown on the SwelUConsolidation Test Results,Figure
No. l.

FOUNDATION RECOMMENDATIONS
The proposed retaining wall should be supported with conventional type spread footings,
designed for a maximum allowable soil bearing pressure of 2000 psf. The footings for the new
retaining wall should be placed on the undisturbed clayey to silty, gravelly sand with some shale
fragments.
The undersigned engineer must observe the foundation excavation to verify that the soil
conditions are as anticipated from the boring.
Continuous foundation walls should be well reinforced,top and bottom,to span an
unsupported length of at least 10 feet. A minimum backfill cover as required by the local building
department should be provided for frost protection of the footing subsoils.
The foundation excavation should be free from excavation spoils, frost,organics and
standing water. Any overexcavation within the proposed foundation,should be backfilled, in 8
inches loose, level lifts and compacted to 98%of the maximum dry density and within 2 percent of
the optimum moisture content as determined in a laboratory from a Standard Proctor test(ASTM
D-698). Structural fill, placed under footings, should be tested by the engineer or her
representatives on regular basis.
RETAINING WALLS
Foundation walls retaining earth and retaining structures that are laterally supported should
be designed to resist an eyuivalent fluid density of 60 pcf for an "at-rest"condition. Laterally
unrestrained structures retaining the on-site earth shouid be designed to resist an equivalent fluid
density of 40 pcf for the "active"case.
Passive earth pressure of 300 psf can be used for the lateral pressure against the sides of the
footings. Resistance to sliding at the bottom of the footings can be calculated based on a coefficient
of friction of 0.5. Undisturbed soil or a structural, non-swelling fill compacted to 100 percent of the
maacimum dry density and within 2 percent of the optimum moisture content shali be used to resist
lateral loads at the sides of the footings.

The above design recommendations assume drained backfill conditions and a horizontal
backfill surface. Surcharge loading due to adjacent structures,weight of temporary stored
construction materials and equipment, inclined backfill and hydrostatic pressure due to undrained
backfill should be incorporated in the design. Every attempt should be made to prevent the buildup
of hydrostatic pressure behind the retaining wall.
UNDERDRAIN SYSTEM
To reduce the risk of surface water infiltrating the foundation subsoil, installation of a
foundation perimeter drain is recommended (see detail on the Retaining Wall Site Plan, Sheet C-1).
It is also anticipated that during the spring runoff period, high ground water levels and ground
water seepage will develop. We recommend perimeter drains at the top and bottom of the footings
on both walls. The foundation perimeter drain should consist of a 4-inch diameter perforated pipe
sloped to a suitable gravity outlet, or to a sump pump location. The drain should slope at 1/4 inch
per foot if flexible or at 1/8 of an inch if rigid pipe is used. T'he drain pipe should be placed over the
moisture bamer and covered with a minimum of 6 inches of-3/4 inch free-draining granular
material. Geotextile(Mirafi 140N or equivalent) should be used to cover the free-draining gravel to
prevent siltation and clogging of the drain. The backfill above the drain should be granular material
to within 2 feet of the ground surface to prevent a buildup of hydrostatic pressure. The top one foot
of the backfill material should consist of a relatively impervious fill. T'he backfill should be sloping
away from the building.
SITE GRADING AND DRAINAGE
The following recommendations are general in nature. The site surrounding the building
structure should slope away from the building in all directions. A minimum of 12 inches in the first
10 feet is recommended in unpaved areas,and three inches in the first 10 feet in paved areas. The
top of the granular foundation backfill should be covered with a minimum of one foot of relatively
impervious fill to reduce the potential of surface water infiltrating the foundation subsoils. Exterior

backtill should be cotnpacted at or near the optimum moisture c�ntent to at least 9�% ofthe
maximtun standard Proctor drnsity under pavement, side�valk and patio areas and to at least 90%of
the marimum standard Proctor density under landscaped areas. Mechanical methocis of compaction

LIMITATION
This report has been prepared accordin� to locally accepted professional Geotechnical
engineering standarcls for similar methods af�trsting and soil conditions at this time. There is nc�
other warranty either cxpressed or implied.
'I'he findings and recommendations of this report are based on field exploration, lahoratori�
testin�of samples obtained at the specitic locations shown on the Location Sketch Figure Nc�. 1 and
an assumptions stated in the report. Soil conditions at c,ther locations may ��ar��, wl�ich ma�� not
become e��ident until the foundation exca��ation is completed. If soil or�vater conditions seem
different trom those described in this report we should be contacted immediatelv t� reevaluate the
recommendations of this report.

Asbestos Testing &Abatement Requirements
Asbestos testing and abatement protects workers, homeowners, neighbors and emergency services responders from ex-
posure to harmful asbestos. It is your responsibility to be in compliance with the State. Please contact the State directly
for their requirements at the contact info listed below.
When is asbestos testinq required?
ANY building projects disturbing more than these threshold levels of building materials require asbestos testing:
One-and Two-Family Dwellings: 32 square feet
All Others (commercial spaces, hotel rooms, etc): 160 square feet
Definition of a single-family dwelling: any dwelling unit that is used primarily for a single family, including
multi-family/condominium units, and fractional fee units.
Asbestos testing results must be provided with your application for a building permit.
Tests which identify POSITIVE results at more than 1% require abatement by a State-certified abatement contractor. The
clearance letter must be submitted to the Town of Vail before the building permit will be issued.

Tips& Facts:
• Even recent construction projects may include asbestos-containing materials, so buildings of�age require testing.
• The "1989 Ban" on asbestos-containing materials is commonly misunderstood. "In fact, in 1991 the U.S. Fifth Circuit
Court of Appeals vacated much of the so-called "Asbestos Ban and Phaseout" rule and remanded it to the EPA. Thus,
much of the original 1989 EPA ban on the U.S. manufacturing, importation, processing, or distribution in commerce
of many asbestos-containing product categories was set aside and did not take effect." - CDPHE
