At your request, A.G. Wassenaar, Inc. (AGW} visited the Game Cr��C Club located at 278 Hanson
Ranch Road #1 located in Vail, Colorado. The sampling activities w�re completed by AGW on July
21, 2011. AGW conducted limited sampling in Space #1 ofthe buildi�xg, encompassing approx�nately
1,500 square feet of space which is scheduled for renovation. This report presents the results of the
asbestos sampling and subsequent laboratory analysis.
Scope of Worlc
AGW's scopc of work far tkis pxoject includeci eollection of bulk samples of suspect asbestos
containing materials by personnel certified as Asbestos Inspectors by the State of Colorado
Department ofYublic I�ealth and Environment (CDPHE) az�d the Envixnnmental Protection Agency
(EPA),
The scope of work for this assessment included the following:
• Conduct a visi.ial inspection of the identified space within the building on the
property to locate suspected asbestos containing builduig materials (ACI�M)
and assumed asbestos containing materials (a.5sumed ACM);
• Collect bulk samples from each suspect materill for asbestos content analysis
by Polarized Light Microscopy {PLM} �t an i�de�endent laboratory; and
• Prepare a written report which presents theresttlts of the satnpling conducted.
Th.is lzmited asbestos inspection includcd only maierials present witk�in the space being impacted by
the planned renovarion. Other suspect materials exist within the otl�er units of the building which
were not sampled during this visit. �f additional suspect rnaterials nat identified in this report are to
be impacted during renovation aetivifies, AGW reconimends that all work cease until the inaterials
can be evaluated by a cert�ified Asbestos Inspector.

Sampling Procedures
Suspect materials were grouped into hotnogeneaus areas based on their physical characteristics,
color, texture, and functional application. Suspect materials were divided into o�le of three
categories based on the following homo�eneous area classification schemes recognized by regulatory
agencies:
1) Therinal systeins insulation (TS�: any type of pipe, boiler, tank or flue insulation.
2} Surfacizig material: sprayed or troweled onto structural building members.
3} Miscellaneous: all other suspect inaterials, including flooring, ceiling tiles, floor
coverings, other insulations, finishing materials, etc.
Random bulk samples were collected according to the guidelines published as Environmental
Proteetion Agency Final Rule: Title II of the Toxic Substances Control Act (TSCA), 15 USC,
Sections 2b41 through 2654.
All samples collected were placeci in sealed bags for delivery to the laboratory. Samples collected
were given unique identificatian numbez-s in ac;cordance with established AGW protocols for sample
numbering.
Analyrical Testing Methods„
All bulk sa�nples collected were analyzed by Pol arized Light Microscopy (PLM) for asbestos content
in accordance with guidelines establisl�ed by the EPA's Method for the Deterinination of Asbestos
in Bulk Buildin� Materials, method EPA/600/R-93/116.
Reservoirs Envii�onmental, Inc. {Reservoirs} was cantracted to perfonn laboratory analysis of the
bulk sfunples collected according to methods required by the United States Envaxotazxzental Protection
Agency. Reservoirs is fiilly accredited Uy NVLAP for asbestos analysis (Lab Code #101896). This
lahoratory is also AIHA accredited (Lab ID#101533, Certificate ##480).

The following building materials werc identified as being suspect fbr asbestos within the scope of
work for this project:
• Drywall and joint compound
• Wall texture / surfacing material
• Cove base mastic
• 2' x 4' ceiiing tiles
• Carpet mastic
