This is to confirm that I have made a site visit to the above noted remodel. The purpose of this visit was
to scrutinize the impiicatbns of shifting the north wali of the northeas# bedroom 7' to the north.
1 have determined that this existing north exterior wali is non-bearing since the roof trusses span
par�lei to it in the east-west diredbn. As such, this wall qn be removed and a new wa11 can be
framed 7' to the north at fhe edge oi the existing deck. This new walt can be framed directly over the
double jast that curcently exists on the edge. The sili plate of the new wali should be connected to this
double jast with 16d nails at 8" o.c.

Ref: Parkhurst 33 C Sunvail (Electrical and Heating load calculations)
Dear Mr. J.R. Mondragon:
In regards to the electrical and heating loads proposed for the Parkhurst 33 C Sunvail remodel please accept this letter in lieu of
load calculations.
The added square footage proposed in Bedroom #2 of the Pazkhust 33 C Sunvail remodel will not add any electrical load,
except for (4) general use receptacles.
Throughout the unit we are replacing standard electric base boazd heaters with hydronic electric baseboard heaters.
The existing bedroom #2 has a footprint of 105 square feet, and is currently heated by an 8' electric baseboard heater. The
proposed space will have a foot print of 181 square feet, and will be heated by a hydronic baseboard heater which is rated for
250 square feet.
Please find product information regarding these heaters enclosed.
The unit will neither be under heatet� or electrically overloaded with these proposed changes.

ENCLOSURE: The heaters shall be fabricated of minimum

FRONT COVER: The front cover shal� be fabricated of

HEATING ELEMENT: The heating element wire shall consist
of 80% nickel, 20% chromium, and shall be immersed in a
heat-transfer liquid and sealed in a heater length copper
tube.. Aluminum fins shall be so designed as to block sheath
radiation to front and back of heater body and pressure
bonded to steel sheath.

INSTALLATION: Heaters shall be designed to permit use of
supply conductors with 60°C insulation.
GENERAL: Linear thermat cut-out shall be factory installed
to automatically shut off heater in event of overheating and
reactivate heater when temperatures return to normal. The
complete heater shall have a height of 8-3/8 inches and a
depth of 2-15/16 inches. Heaters shall have cULus approval
for mounting on any floor surface including carpeting. The
heater shall have a polyester powder coat finish for corrosion
resistance.

Asbestos Testing & Abatement Requirements
Asbestos testing and abatement protects workers, homeowners, neighbors and emergency services responders from ex-
posure to harmful asbestos. It is your responsibility to be in compliance with the State. Please contact the State directly
for their requirements at the contact info listed below.
When is asbestos testina required?
ANY building projects disturbing more than these threshold levels of building materials require asbestos testing:
One- and Two-Family Dwellings: 32 square feet
All Others (commercial spaces, hotel rooms, etc): 160 square feet
Definition of a single-family dwelling: any dwelling unit that is used primarily for a single family, including
multi-family/condominium units, and fractional fee units.
Asbestos testing results must be provided with your application for a building permit.
Tests which identify POSITIVE results at more than 1% require abatement by a State-certified abatement contractor. The
clearance letter must be submitted to the Town of Vail before the building permit will be issued.

Tips & Facts:
• Even recent construction projects may include asbestos-containing materials, so buildings of a� age require testing.
• The "1989 Ban" on asbestos-containing materials is commonly misunderstood. "In fact, in 1991 the U.S. Fifth Circuit
Court of Appeals vacated much of the so-called "Asbestos Ban and Phaseout" rule and remanded it to the EPA. Thus,
much of the original 1989 EPA ban on the U.S. manufacturing, importation, processing, or distribution in commerce
of many asbestos-containing product categories was set aside and did not take efFect." - CDPHE

Attached is the repo�t for the asbestos survey and bulk sampling of suspected asbestos-
containing building materials at 645 North Frontage Road West, Unit 33C, Vail,
Colorado.
This investigation was conducted on behalf of and for the exclusive use of Boymer R
Construction (client), solely for use in a limited asbestos survey of the property. This
report and the findings herein shall not, in whole or in part, be disseminated or conveyed
to any other party, nor used by any other party, in whole or in part, without prior written
consent of Boulder Environmental Management.
The results of this survey are limited to materials that were assessable and foreseeable.
Additional materials may exist behind hard surfaces. Personnel knowledgeable of
ashestos containing materials should always oversee demolition activities. Demolition
work should he halted and sampling performed by a state of Colorado licensed building
inspector if additional materials, which are suspected of containing asbestos, are
encountered.

BULK SAMPLING REPORT
645 North Frontage Road West, Unit 33C, Vail, Colorado
Introduction:
On June 2, 2011, Boulder Environmental Management, Inc.'s building inspector, Chris
Maron, conducted bulk sampline of suspected asbestos-containin� materials under the
direction of our client.
Sampling:
During the sampling process, suspect ACM was separated into three EPA categories.
These categories are thermal system insulation (TSn, surfacing ACM, and miscellaneous
ACM. TSI includes all materials used to prevent heat loss or gain or water condensation
on mechanical systems. Examples of TSI are pipe coverings, boiler insulation, duct
wrap, and mud packed fitting cement. Surfacing ACM includes all ACM that is sprayed,
trowelled, or otherwise applied to a surFace. These applications are most commonly used
in fireproofing, decorative and acoustical applications. Miscellaneous materials include
all ACM not listed in the thern�at system insulation or surfacing categories, such as
linoleum, vinyl asbestos flooring, and ceiling tile.
Boulder Environmental Management, Inc. followed EPA recommended sampling
guidelines for identification of asbestos in bulk matrices. A set of three (3), five (5), or
seven (7) samples were collected for each material type and analyzed by Polarized Light
Microscopy (PLM). Each sample set was systematically analyzed. Upon deternunation
that a sample in a set contained asbestos, analysis of the remaining samples in the set was
discontinued. If no asbestos was detected during the analyses, the suspect ma.terial was
determined to be negative for asbestos content.

Sample analyses results are reported in percentages of asbestos and non-asbestos
companents. The EPA defines any material that contains greater than one percent (1%}
asbestos, utilizing PLM, as being an asbestos containing material. Materiais that are
identified as "none detected" are specified as not containing asbestos.
Conclusion:
The materials sampled in this study do not contain asbestos. The results of this
survey pertain only to materials tested. The laboratory reports supporting these findings
above are attached.
