RESPONSE INSTRUCTIONS
● Submit three complete sets of revised construction documents containing the requested information with all plan revision items clouded or otherwise identified.
● Please respond in writing to each comment with a response letter addressing each comment.
BUILDING COMMENTS
Architectural Comments:
Sheet T1
1. Revise plans to reflect all insulation and fenestration requirements as per Table 402.1.1 IECC as amended by the Town of Vail.
Sheet T3
1. Automatic fire protection systems to be installed per Town of Vail Fire Code
Sheet T4
1. Provide plans and specifications for the required radon system as adopted by the Town of Vail. See Appendix F of the IRC.
2. Revise plans to reflect the IBC for all structural elements of the building as adopted by the Town of Vail.
C1/C2
1. Plans to be sealed and signed by the registrant per the State of Colorado technical registration rules.
2. It appears a surcharge is being imposed on the stone walls at the corner of the spa. Please clarify
3. Show on plans utility locations and building sewer. Include upstream manhole rim elevation for determination of the need for a backwater valve.
4. Show foundation drain termination points.
ILC
1. Plans to be sealed and signed by the registrant per State of Colorado.
Sheet A2.0
1. Provide plans for the proposed pool and spa to include barrier and insulated cover criteria per the IECC.
Sheet A2.1
1. Indicate the required one hour separation in garage to include structural support members.
2. Clarify if future elevator is with in the scope of this project.
Sheet A5.0
1. Provide a cross-sectional detail of the proposed stairs clearly identifying (detailing) rise and run, handrails and guardrails.

1. Details do not reflect required weather protection and insulation at basement walls. Revise plans

1. Annotate on the plans the u values for the windows as per Table 402.1.1 IECC as amended by the Town of Vail. Note the maximum of .30 u value is allowed.

1. Submitted load calculations do not include the future elevator nor the large amount of heat tape being proposed. Revise calculations

General
1. Provide structural details for the proposed stairs

1. List required special inspections and submit special inspection agreement with resubmittal.

1. The Town of Vail does not use the structural provisions of the IRC. The IBC is to be used. Revise plans to reflect the IBC.

1. Stone veneer design over 30 feet to be designed for attachment and support.

1. Annotate on plans the efficiency of the furnace and boilers. Note a minimum of 92% efficiency required.

1. Indicate if the kitchen hood exceeds 400 cfm. If so, show the required makeup air. Reference section 505.2 IMC
Electrical Comments:

1. Annotate on the plans the 50% high efficacy requirement per the IECC
2. Clearly identify location and size of all panelboards on the plans. See Town of Vail submittal requirements.

Approval conditional on submittal of approval letter to use access easement for construction purposes.
