The residence is zoned Primary/Secondary, though the home originally was constructed is a mirror image duplex. The Owners aze requesting a side setback reduction from the 15'0" to approximately 10'0" at the new structure corner. The roof overhang extends approximately 2'0" deeper into the setback. 2. The Owners are requesting a site coverage increase to accommodate the structure. The existing duplex and one car gazage, added to the duplex in approximately 1988, exceed the 20% site coverage allowed. The lot size is approximately 11,365. A. The construction of this covered, partially enclosed, auto storage structure is consistant with the building and it's usage. The east unit was approved and built a garage addition to provide needed parking, preferably in an enclosed structure. B. The breezeway connection allows access to the main entry door without taking out any further mature landscaping and minimizes any additional site coverage. C. The site coverage allowed is 20% of 2,273 square feet. Our Proposed site coverage increases this coverage by 672 square feet. This brings the total coverage to 2,945 square feet or 25.9%. The additional mass footprint of this structure will not negatively impact the existing or future use of this property or other residences in the area. No new GRFA is being added. D. The encroachment into the side setback is approximately 24 square feet. No other portion of this west unit is outside of any required setback. The site constraints, steep �. . driveway, and adjoining drive access dictate the garage location and elevation is reasonable and best use for this property. E. This addition will eliminate a very steep and non compliant driveway. It will bring the property into compliance with the "comprehensive plan" by providing car storage indoors thus eliminating unsightly auto parking outdoors. F. Site coverage and side setback variances were approved by Vail Community Development on September 22, 1997. This approved plans for the garage addition was not ever constructed. G. This request for the side setback variance is the same square footage as approved in the 1997 request. H. This request for the site coverage variance is looking for greater relief by 145 square feet then was approved in 1997. I. This design raised the elevation of the garage finished floor by 6'0" to eliminate the steep driveway access and to provide a private drive access for each of the units. This design enhances the west side elevation to eliminate the "mirror image" look present on the front & side elevations. J. This design also provides for a heated drive and walkway which will eliminate the snow storage requirements for the west unit. If there has been construction, improvements or major repairs undertaken on the property to be purchased, within six months prior to the Date of the Commitment, the requirements to obtain coverage for unrecorded liens will include: disclosure of certain construction information; financial information as to the seller, the builder and/or the contractor; payment of the appropriate premium; fully executed Indemnity agreements satisfactory to the company; and, any additional requirements as may be necessary after an examination of the aforesaid information by the Company. No coverage will be given under any circumstances for labor or material for which the insured has contracted for or agreed to pay.
