The findings of our observations and recommendations for the foundation design are presented in this report. The services were performed in accordance with our agreement for professional engineering services to Vail Custom Builders, dated September 6, 2011. The garage, which will be a two story wood frame structure, will be attached to the west side of the residence. The ground floor will be slab -on- grade. The addition has been designed to be supported on spread footings assuming an allowable soil bearing pressure of 2,000 psf. The existing residence is apparently founded on shallow spread footings with no signs of excessive settlement and distress reported. On September 26, the excavation was underway and nearly complete. At the time of our September 28 site visit, the foundation excavation was essentially complete and had been cut in three levels from about 3' /z to 9 feet below the adjacent ground surface. The excavation subgrade was from at to about 2 feet below the existing residence spread footing bearing elevation where exposed along the west side of the residence. The soils exposed in the bottom of the excavation consisted of medium dense, very silty sand and gravel with cobbles. Results of swell- consolidation testing performed on samples taken from the site, shown on Figure 1, indicate the matrix sand soils are moderately compressible under conditions of loading and wetting with a moderate hydro - compression potential. No free water was encountered in the excavation and the soils were slightly moist. Considering the conditions exposed in the excavation and the nature of the proposed construction, spread footings placed on the undisturbed natural soil designed for an allowable bearing pressure of 2,000 psf can be used for support of the proposed addition. There could be some differential settlement with respect to the existing building, especially if the bearing soils become wetted, which should be considered in the design. Precautions should be taken to prevent wetting of the bearing soils. Footings should be a minimum width of 16 inches for continuous walls and 2 feet for columns. All fill and loose and disturbed soils in footing areas should be removed and the bearing level extended down to the undisturbed natural granular soils. The footing subgrade should then be moistened and compacted. Exterior footings should be provided with adequate soil cover above their bearing elevations for frost protection. Continuous foundation walls should be heavily reinforced top and bottom to span local anomalies, and better withstand the effects of some differential settlement such as by assuming an unsupported length of at least 12 feet. Foundation walls acting as retaining structures should also be designed to resist a lateral earth pressure based on an equivalent fluid unit weight of at least 50 pcf for on -site soil, excluding topsoil and oversized rocks, as backfill. A perimeter foundation drain should be provided to prevent temporary buildup of hydrostatic pressure behind foundation retaining walls and prevent wetting of the lower level. Structural fill placed within floor slab areas can consist of the on -site sand and gravel soils, excluding topsoil and oversized rocks, compacted to at least 95% of standard Proctor density (SPD) at a moisture content near optimum. Backfll placed around the structure should be compacted to at least 90% SPD and the surface graded to prevent ponding within at least 10 feet of the building. Landscape that requires regular heavy irrigation, such as sod, and sprinkler heads should not be located within 5 feet of the foundation. The recommendations submitted in this letter are based on our observation of the soils exposed within the foundation excavation and do not include subsurface exploration to evaluate the subsurface conditions within the loaded depth of foundation influence. This study is based on the assumption that soils beneath the footings have equal or better support than those exposed. The risk of foundation movement may be greater than indicated in this report because of possible variations in the subsurface conditions. In order to reveal the nature and extent of variations in the subsurface conditions below the excavation, drilling would be required. It is possible the data obtained by subsurface exploration could change the recommendations contained in this letter. If the client is concerned about MOBC, then a professional in this special field of practice should be consulted. While on -site on September 28, we observed the 2 footing and 15 wall tie ins for the new foundation with the existing foundation to be per the structural drawing S -2 detail by KRM Consultants dated January 10, 2011.
