Gardiner Unit R -1 288 Bridge Street August 29, 2011 BACKGROUND 0048 E BEAVER CREEK BLVD SUITE 207 PO BOX 5300 AVON, CO 81620 970/949 -5200 FAX 949 -5205 WWW.VMDA.COM This Unit R -1 is proposed for expansion after the recent redevelopment of the "Rucksack Building" and includes modest expansion of GRFA by about 170 SF. The architectural materials, forms, details and colors are intended to be harmonious with the overall structure while defining slightly different color tones for the residential use. PURPOSE All existing and expansion areas are exclusively for residential use. These expansion and upgrade areas are intended to provide resulting architecture and quality of construction commensurate to the redevelopment recently completed by others. DETAILS Roofing & Edge Materials: New roof coverings, flashings, fascias, sub - fascias and soffits shall match the existing main structure in manufacturer, style and color for each use. The new shed roof at the south tower face shall match the roof coverings, flashings, fascias, sub - fascias and soffits associated with the tower roof for each use. Wood Siding: New exterior siding shall match the existing wood siding (board & batten) with the same dimensions, spacing and details. Balcony Rails & Decking: Existing balcony rails and decking not demolished for expansion shall remain; new balcony rails and decking shall match existing in design, materials, spacing and details. Wood Beams, Columns, Rim Joists: New members shall match species, sizes and details. New Windows & Patio Doors: All windows and patio doors are to be new aluminum clad, wood frame, as shown on drawings.
