Includes interior of new bathroom & closets and existing master bedroom. Includes a surface cleaning only of living room, kitchen and dining areas • All other areas are not included. 0103 - Dumpster, Hauling: • Provide for removal of construction debris throughout course of job. 0104 - Building Permit: • Provide a Building Permit. Includes Town of Vail Permit Fee, Use Tax Fee, and Plan Check Fee. DIV 3 CONCRETE 0308 — Concrete Cutting: • Not included. DIV 6 WOOD & PLASTICS Labor: 0601 — Labor General: • Provide general labor throughout course of construction. Includes regular clean -up, materials handling, installation of protection of surfaces and furnishings as needed, and miscellaneous labor. 0602 — Labor Framing: • Provide and install wood blocking as needed for backers in new steel stud framing. See Div 9 for Drywall /Steel Stud Framing. 0603 — Labor Trim: • Provide labor to install new doors (4 units), casing at doors, baseboard, closet shelving and rods as noted in Div 10 — 1002 below, door hardware, and bath hardware. 0604 — Labor Demolition: • Provide labor to remove the following to accommodate the new work: • Existing cabinet and countertop. • Floor tile • Door, casing, base trim as needed o Closet shelves and rods. • Wall framing between closet and bath for new wall configuration • Stem wall between bath vanity and dead space • Plumbing fixtures. See 0622 below. 0606 - Supervision: • Provide daily on -site supervision throughout course of construction. 0607 - Materials - Misc: • Provide miscellaneous materials as needed at contractor's discretion. 0608 - Materials - Framing • Provide framing materials for backers at new framing areas as needed. 0609 - Materials - Trim • Provide interior trim materials as follows. New trim to match the existing profiles as close as possible. An exact match cannot be guaranteed. o Casing — at new doors o Base — new base as needed 0611 — Cabinetry — Materials • Provide new vanity base cabinet 0612 — Cabinetry — Installation: • Provide labor to install new cabinetry. 0614 — Counter Tops — Wood /Concrete /Slab /Metal • Provide and install a new stone slab counter top at new bath vanity. 0615 — Counter Top Substrate: • Provide and install plywood counter top substrate for new tile counter top. 0622 — Asbestos /Mold Abatement • Provide Asbestos Abatement as follows: • Furnish all labor, equipment, materials, tools, personnel air monitoring and lab fees, trucking, disposal fees, permit fees, and special asbestos insurance coverage ($2,000,000.00 limits) required to provide the proper removal and disposal of the drywall on the walls in the bathroom and closet, as indicated on the drawings, at the subject job location. We will also cut four (4) 12 "x 12" holes in the ceiling for lights and fan. • We will install a full- containment system, with engineering controls, as required by Colorado Regulation #8; remove the drywall where indicated; HEPA- vacuum and wet - wipe the area in preparation for finals; teardown and demobilize. • We will have an independent air monitoring firm perform a final visual inspection and run final air samples upon the completion of our work. • NOTE: We have prepared this proposal based only on permit required by the Colorado Department of Health. We will need to obtain a permit from the Town of Vail, but the costs are figured only after it is submitted for approval. Based on previous jobs, we will provide this permit per an Allowance of $116.00. • We shall make every effort to complete the work as timely as possible. All work shall be done during regular working hours, no overtime work is included. An adequate power source and water shall be supplied on site by the Owner. • All waste shall be bagged, labeled and transported to an EPA approved landfill for disposal. Copies of the waste manifests for proof of proper disposal will be furnished upon request. Please be advised that the original manifest takes about 30 days or more to complete the cycle and return to us. Your signature and acceptance of this proposal authorizes subcontractor to sign the Asbestos Compliance Manifest Form on behalf of the Owner. Cohen Construction, Inc. Any and all additional work not specified above or as may be required by any other agency shall require an addition to the contract amount. DIV 7 MOISTURE - THERMAL CONTROL 0704 — Insulation • Not Included. 0705 — Sound Insulation: • Not included. Assumes existing insulation is sufficient and can be reused. DIV 8 DOORS, WINDOWS AND GLASS 0804 — Interior Doors • Provide and install new doors. New doors will be 1 3 / " solid core masonite or similar paint grade veneer doors to match the existing as close as possible, 6 %" jambs, prebored for 2 3 /4 " set back standard bore for hardware, hinges will be brushed nickel, and as follows: #1 — Master Bath Door - 2'6" x 6'8 ", right hand #1 — Guest Closet Door - 2'6" x 6'8 ", left hand outswing #3 — Owner Closet - 3'0" x 6'8 ", double door, left side (as viewed from bathroom side of door) stationary with t- astragal and head bolt. Right side active pre -bored for standard bore with 2 3 /4 " set back. T- astragal pre -bored for standard strike plate. #4 — Owner Closet - same as Door #3. 0809 — Door Hardware: • All new door hardware to be Emtek, Stuttgart Lever Disk Rosette in Satin Nickel Finish and will function as follows: • Door #1 — Privacy with door stop • Door #2 — Passage with door stop • Doors #3 & 4 — Dummy on exterior side of stationary door, passage lock on active door side with keyed deadbolt above, all doors get two hinge stops each (8 total). Locks will be keyed the same. 0812 — Shower Enclosures: • Provide and install new by -pass slider with return panel at end of tub. DIV 9 FINISHES 0902 — Drywall: • Provide and install 26 gauge metal stud framing to create new wall configuration per attached floor plan sketch. • Provide and install new drywall at new framed areas. • Provide drywall patches as needed in bathroom and bedroom /closet walls. • No drywall work is included in any other areas. 0903 — Metal Framing • Included in 0902 0905 - Tile Walls • Provide and install tile walls at bathroom tub /shower. 0906 - Tile Floor • Provide and install new tile floor at bathroom. Included in 0905 0916 - Paint & Stain: New Bathroom & Closets - Drywall to receive one coat primer and two coats color of eggshell paint. Paint colors to match existing as close as possible. An exact match cannot be guaranteed. New Doors and Wood Work - will be painted to match the existing as close as possible. An exact match cannot be guaranteed. Repaint of existing doors and trim is not included. Master Bedroom. Wall between bedroom and bathroom will be treated as a new wall. Other walls in master bedroom will be painted with one coat to blend in paint where new work meets the existing walls. The ceiling is not included. DIV 10 SPECIALITIES 1001 — Bath Hardware & Accessories • Provide and install new Delta "Silverton" Series bath Hardware 1002 — Closet Systems • Shelving - Provide materials to install paint grade plywood shelving with wood nosing as follows; • Owner's Closet - Configuration to be 12" wide adjustable shelving on one side of closet with double rods and single shelf above in remainder of closet. • Guest Closet — configuration to be a single shelf and single rod • Closets Rods — provide chrome closet rods and casters as noted. DIV 11 EQUIPMENT • Not included DIV 12 FURNISHINGS • Contractor will remove furnishings from master bathroom and on top of furniture in master bedroom. Items will be stored inside the master bedroom furniture • Contractor will move furniture in master bedroom as needed to accommodate the work. Furniture will be put back in place at end of job. • Moving of any other furniture is not included. • Labor to move furniture is included in 0601 above. • Contractor will move items in the existing Owner's Closet into the upper loft bedroom closet for storage during the course of the job. Contractor will attempt to keep items organized by which side of the closet they come out of but Contractor is not responsible for making sure items are stored in any particular order. • Owner will be responsible for placing stored items into new Owner's Closet. DIV 13 SPECIAL CONSTRUCTION • Not included. DIV 14 CONVEYING SYSTEM • Not included DIV 15 MECHANICAL 1501 — Plumbing: Provide labor and materials for the following: • Removal of existing lavatory, faucet, tub, tub /shower valve and toilet. Cap supply lines as needed to accommodate new work. • Demo of existing plumbing as needed to accommodate the new work • Provide new water and drain lines for new fixtures as needed for lavatory. No modifications are included. 1512 - Mechanical /Sheetmetal • Provide labor and materials to retrofit the existing exhaust fan ducting to accept new exhaust fan. Assumes the existing venting is adequate and accessible in the ceiling area above the existing fan location. 1516 — Fire Sprinkler System • Not included. 1517 — Permits: • Cost of the plumbing permit is included. DIV 16 ELECTRICAL 1601 - Rough -in & Trim: Provide rough -in and trim -out as follows: • Remove existing light fixtures, exhaust fan /heat/light combo unit, receptacles, and switches at bathroom and closet • Rework existing power from vanity light fixture to accommodate new medicine cabinet light. • Provide and install 3 — 4" recessed can with 50 watt flood bulbs as noted on floor plan. Recessed can over tub will have glass lens to meet wet location code. Location of cans will be determined by ceiling framing and /or obstacles in the ceiling. • Provide and install a 36" fluorescent light fixture over doors at interior of Owner's closets. Total of two fixtures. • Provide and install new exhaust fan /heat fan combo unit as noted on plan. • Provide and install new switches per plan. • Note light fixtures on plan that will be controlled on dimmer switches. • Note exhaust fan and heat fan will be controlled on timer switches. At end of construction smoke detector will be re- installed. Work to be done per an Allowance of $452. • Any change to a security alarm system is not included.
