Responses to plan check comment letter of 9/22/11 from Martin Haeberle:
Compliance with sections 1(�2 and 1013 IBC
We have revised the cross sections to reflect the following:
• The guardrail at the south rail is 42" in height and has a 2" dia. handrail at 36" in
height per Sections 1012.2, 1012.3.1, 1012.6; and an intermediate rail per Section
1012.9; and the north guard/hand rail per the above; and compliance with Sectioin
1013.3 exception 2 allowing a<6" opening at the triangular opening formed by
the tread, riser and bottom rail.
• Note that the railings are supported by steel sleeves in the concrete stair. The
sleeves are provided to meet Section 1607.7.1
• Railings are not to be connected to or supported by either the existing or new
stone columns.
• We have provided a section through the new stone columns indicating the footing
size, depth and reinforcement and the reinforced CMU column.
• The plan view has been noted to relevant changes.

Tyson,
I spoke with Mark Hallenbeck in regards to outdoor stair snowmelt addition for Billy's
Deck restaurant and he clarified the following for me:
1) The stair area will be added to the existing central snowmelt boilers.
2) The new area is 43 sqft.
3) The new manifold and piping will be added in the back-hallway in the
commercial area.
4) The new pump and main piping will be added and connected to the central
snowmelt piping system.
Based on that information we reviewed the existing central snowmelt system to
determine whether it has enough capacity or not for this addition.
The existing two snowmelt boilers provide 2,335 kBTUH output of capacity. The existing
installed snowmelt for the entire Landmark building and existing Billy's deck was 1,887
kBTUH. The addition is 5,375 BTUH. The new total required output will be 1,893 kBTUH
which indicates that the existing snowmelt boilers have enough capacity.
