RE: Ritz Carlton Residences Smoke Management Control Panel (SMCP)
David,
The following is a summary of our recent conversations regarding the automatic and manual operations for
fan control switches and LED's on the SMCP. Please refer to the attached SMCP PDF and Mechanical
Sheet M4.1.1 for riser identification.
The SMCP provides visual indication and control of the following Pressurization and Exhaust fans;
AHU -1 contributes to 0 Floor Pressurization.
MUA -2 contributes to Corridor Pressurization 1 S ` — 6` Floors.
CSF -1 contributes to Corridor Pressurization 1 5L — 0 Floors.
CSF -2 contributes to Corridor Pressurization I" — 6' Floors.
SEF -1 and SEF -2 contribute to Corridor Exhaust I" — 5th Floors.
SEF -3 contributes to Corridor Exhaust 1 s ` — 6' Floors.
SEF -4 and SEF -5 contribute to Corridor Exhaust I' Floor.
SPF -1 provides Stair 1 Pressurization.
SPF -2 provides Stair 2 Pressurization.
SPF -3 provides Stair 4 Pressurization.
EPF -1 provides Hoistway 6 Pressurization.
The building contains make -up air and exhaust risers designated A through H. Several of these risers are
utilized for dual purpose, "Normal" corridor makeup /exhaust and "Fire" pressurization /exhaust.
BAS and Fire Alarm System SMCP
The following describes the "Normal" and "Fire" operation of each riser in "Automatic ". This narrative
does not include all unit shutdowns or damper operations throughout the building.
Riser A
This is a dual purpose riser served by MUA -1 during `Normal" Mode under BAS control and CSF -I during
"Fire" Mode under Fire Alarm System control. Two dampers located at the top of Riser A isolate these
fans from the shaft. The damper associated with MUA -1 is normally open and the damper associated with
CSF -1 is normally closed.
Normal Mode
MUA -1 provides corridor make -up air to Lower Level Garage through 4` Floor. The top of shaft
damper associated with MUA -1 is open and the damper associated with CSF -1 is closed.
All corridor dampers are normally open to each floor.
CSF -1 is shutdown.
Fire Mode
CSF -1 provides corridor pressurization to I" Floor through 4` Floor West. The top of shaft
damper associated with MUA -1 is closed and the damper associated with CSF -1 is open.
All corridor dampers shall close except for the Fire Floor. Dampers on the Fire Floor shall remain
open.
CSF -1 is running.
MUA -I is shutdown.

Riser B
This is a single purpose riser served by MUA -2 during "Normal' Mode under BAS control.
Normal Mode
MUA -2 provides corridor make -up air to Lower Level Garage through 6` Floor. All corridor
dampers are normally open to each floor.
Fire Mode
All corridor dampers shall close.

Riser C
This is a dual purpose riser served by MUA -2 during "Normal' Mode under BAS control and during "Fire"
Mode under Fire Alarm System control.
Normal Mode
MUA -2 provides corridor make -up air to Lower Level Garage. Several dampers located between
Upper Garage and 1 Floor isolate make -up air from the upper floors during "Normal' Mode.
Lower Level Garage dampers are normally open.
I` Floor through 6` Floor corridor dampers are normally closed.
Fire Mode
MUA -2 provides corridor pressurization to I" Floor through 6` Floor Central. The dampers that
isolate the upper floors shall open. The damper for Lower Level Garage shall close.
All corridor dampers 1 51 Floor through 6 61 Floor shall close except for the Fire Floor. Dampers on
the Fire Floor shall remain open.
Riser D
This is a dual purpose riser served by MUA -3 during "Normal" Mode under BAS control and CSF -2 during
"Fire" Mode under Fire Alarm System control. Two dampers located at the top of Riser D isolate these
fans from the shaft. The damper associated with MUA -3 is normally open and the damper associated with
CSF -2 is normally closed.
Normal Mode
MUA -3 provides corridor make -up air to I" Floor through 6` Floor East. The top of shaft damper
associated with MUA -3 is open and the damper associated with CSF -2 is closed.
All corridor dampers are normally open to each floor.
CSF -2 is shutdown.
Fire Mode
CSF -2 provides corridor pressurization to I" Floor through 6` Floor East. The top of shaft
damper associated with MUA -3 is closed and the damper associated with CSF -2 is open.
All corridor dampers shall close except for the Fire Floor. Dampers on the Fire Floor shall remain
open.
CSF -2 is running.
MUA -3 is shutdown.
Riser E
This is a dual purpose riser served by SEF -1 during "Normal' Mode under BAS control and SEF -1 during
"Fire" Mode under Fire Alarm System control. 1 51 through 5` Floor Corridors have two sets of dampers
each, one smaller damper associated with SEF -1 during "Normal' and the second larger damper associated
with SEF -1 "Fire" mode.
Normal Mode
SEF -1 contributes to corridor exhaust from 1 Floor through 5` Floor.
SEF -1 0 Floor through 5` Floor corridor "Normal' dampers are open.
SEF -1 1" Floor through 5` Floor corridor "Fire" dampers are closed.
SEF -1 is running.
Fire Mode
SEF -1 contributes to corridor exhaust from 1' Floor through 5` Floor.
SEF -1 1 Floor through 5` Floor corridor "Normal' dampers are closed.
SEF -1 1s Floor through 5` Floor corridor "Fire" dampers are closed except for Fire Floor. "Fire"
dampers on Fire Floor shall remain open.

Riser F
This is a dual riser served by SEF -2 during "Normal" Mode under BAS control and SEF -2 during "Fire"
Mode under Fire Alarm System control.
Normal Mode
SEF -2 contributes to corridor exhaust from l Floor through 5` Floor.
All corridor dampers I' Floor through 5th Floor are open.
Fire Mode
SEF -2 contributes to corridor exhaust from I Floor through 5` Floor.
All corridor dampers shall close except for the Fire Floor. Dampers on the Fire Floor shall remain
open.
SEF -2 is running.
Riser G
This is a single purpose riser served by EF -3 during "Normal" Mode under BAS control.
Normal Mode
EF -3 provides corridor exhaust from Lower Level Garage through 6th Floor. All corridor dampers
are normally open to each floor.
Fire Mode
EF -3 is shutdown by Fire Alarm System.
All corridor dampers shall close.
Riser H
This is a dual purpose riser served by SEF -3 during "Normal" Mode under BAS control and SEF -3 during
"Fire" Mode under Fire Alarm System control. l through 6 Floor Corridors have two sets of dampers
each, one smaller "Normal" damper associated with SEF -3 and the second larger "Fire" damper associated
with SEF -3. Lower Level Garage through Garden Level have dampers only smaller "Normal" dampers
associated with SEF -3.
Normal Mode
SEF -3 contributes to corridor exhaust from Lower Level Garage through 6th Floor.
SEF -3 Lower Level Gar%e through 6` Floor corridor "Normal" dampers are open.
SEF -3 I" Floor through 6 Floor corridor "Fire" dampers are closed.
SEF -3 is running.
Fire Mode
SEF -3 contributes to corridor exhaust from 1 51 Floor through 6th Floor.
SEF -3 Lower level Garage through 6 Floor corridor "Normal" dampers are closed.
SEF -3 l Floor through 6' Floor corridor "Fire" dampers closed except dampers on Fire Floor.
Dampers on Fire Floor shall remain open.
SEF -3 is running.
1 s1 Floor additional Pressurization
The I' Floor has additional pressurization provided by AHU -1. During "Normal" Mode AHU -1 is under
BAS control and during "Fire" Mode under Fire Alarm System control.
Normal Mode
AHU -1 provides make -up air to Upper Level Garage.
Dampers isolating the Upper Level Garage from AHU -1 are open.
Dampers isolating the I" Floor from AHU -1 are closed.
Fire Mode
AHU -1 contributes pressurization to I" Floor.
Dampers isolating the Upper Level Garage from AHU -1 are closed.
Dampers isolating the I' Floor from AHU -1 are open.
1" Floor additional Exhaust
The I" Floor has additional exhaust provided by SEF -4. During "Fire" Mode SEF -4 is under Fire Alarm
System control.

Normal Mode
SEF-4 is shutdown.
SEF -4 dampers are closed
Fire Mode
SEF -4 contributes exhaust to 1 Floor South Central Area.
SEF -4 dampers are opened.
SEF -4 is running.
The I" Floor has additional exhaust provided by SEF -5. During "Fire" Mode SEF -5 is under Fire Alarm
System control.
Normal Mode
SEF -5 is shutdown.
SEF -5 dampers are closed
Fire Mode
SEF -5 contributes exhaust to I" Floor North Central Area.
SEF -5 dampers are opened.
SEF -5 is running.
Stairway 1 Pressurization
SPF -1 is under Fire Alarm System Control.
Normal Mode
SPF -1 is shutdown.
SPF -1 dampers are closed
Fire Mode
SPF -1 provides pressurization to Stair 1.
SPF -1 dampers are opened.
SPF -1 is running.
Stairway 2 Pressurization
SPF -2 is under Fire Alarm System Control.
Normal Mode
SPF -2 is shutdown.
SPF -2 dampers are closed
Fire Mode
SPF -2 provides pressurization to Stair 2.
SPF -2 dampers are opened.
SPF -2 is running.
Stairway 4 Pressurization
SPF -3 is under Fire Alarm System Control.
Normal Mode
SPF -3 is shutdown.
SPF -3 dampers are closed
Fire Mode
SPF -3 provides pressurization to Stair 4.
SPF -3 dampers are opened.
SPF -3 is running.
Hoistway 6 Pressurization
EPF -1 is under Fire Alarm System Control.
Normal Mode
EPF -1 is shutdown.
EPF -1 dampers are closed
Fire Mode
EPF -1 provides pressurization to Hoistway 6.
EPF -1 dampers are opened.
EPF -1 is running.

Fire Alarm System SMCP Manual Operation
The following describes the fan and damper operations that will occur when the Pressurization or Exhaust
fan is manually placed in the "On" position on the SMCP.
Riser A
Because this is a shared riser the following sequence for CSF -1 will be implemented, unless otherwise
directed.
Manual Mode
MUA -1 will be shutdown.
MUA -1 damper to Riser A will be closed.
CSF -1 damper to Riser A will be opened.
Dampers on 1 Floor to 4` Floor will be opened.
CSF -1 fan will be started.
Riser B
There are no manual controls provided for this riser.
Riser C
Because this is a shared riser the following sequence for MUA -2 will be implemented, unless otherwise
directed.
Manual Mode
MUA -2 will be shutdown.
MUA -2 damper to Lower Level Garage will be closed.
MUA -2 damper to Upper floors will be opened.
Dampers on 0 Floor to 6` Floor will be opened.
MUA -2 will be started.
Riser D
Because this is a shared riser the following sequence for CSF -2 will be implemented, unless otherwise
directed.
Manual Mode
MUA -3 will be shutdown.
MUA -3 damper to Riser D will be closed.
CSF -2 damper to Riser D will be opened.
Dampers on 1 51 Floor to 6` Floor will be opened.
CSF -2 fan will be started.
Riser E
Because this is a shared riser the following sequence for SEF -1 will be implemented, unless otherwise
directed.
Manual Mode
SEF -1 "Normal" Dampers on 1 Floor to 5` Floor will be closed.
SEF -1 "Fire" Dampers on 1 Floor to 5` Floor will be opened.
SEF -1 fan will be started.
Riser F
Because this is a shared riser the following sequence for SEF -2 will be implemented, unless otherwise
directed.
Manual Mode
All Dampers on 1 Floor to 5` Floor will be opened.
SEF -2 fan will be started.
Riser G
There are no manual controls provided for this riser.

Riser H
Because this is a shared riser the following sequence for SEF -3 will be implemented, unless otherwise
directed.
Manual Mode
SEF -3 "Normal" Dampers on Lower Level Garage to 6` Floor will be closed.
SEF -3 "Fire" Dampers on I` Floor to 6` Floor will be opened.
SEF -3 fan will be started.
0 Floor additional Pressurization
Because this is a shared riser the following sequence for AHU -1 will be implemented, unless otherwise
directed.
Manual Mode
AHU -1 will be shutdown.
AHU -1 damper to Upper Level Garage will be closed.
AHU -1 dampers to 1 st Floor will be opened.
AHU -1 will be started.
1'` Floor additional Exhaust
The two additional exhaust fans do not share duct work with any other units. The following sequence for
SEF-4 and SEF -5 will be implemented, unless otherwise directed.
Manual Mode
SEF -4 will be started.
Manual Mode
SEF -5 will be started.
Stairway Pressurization
The three stair pressurization fans do not share duct work with any other units. The following sequence for
SPF -1, SPF -2 and SPF -3 will be implemented, unless otherwise directed.
Manual Mode
SPF -1 will be started.
Manual Mode
SPF -2 will be started.
Manual Mode
SPF -2 will be started.
Hoistway Pressurization
The one hoistway pressurization fan does not share duct work with any other units. The following
sequence for EPF -1 will be implemented, unless otherwise directed.
Manual Mode
EPF -1 will be started.
Exhaust Zones 1" Floor through 6` Floor
The SMCP provides a Exhaust Zone switch for each floor 1 through 6` The switch shall function the
same in "Normal" Mode and "Fire" Mode. Placing the switch in "Exhaust" Mode shall make the entire
Smoke Management System react as though a Fire event has occurred on that specific floor. Refer to
previous section BAS and Fire Alarm System FMCP for description of all the operations that will occur in
"Fire" Mode. If the system is currently in "Fire" Mode and a non -fire floor is placed in Exhaust Mode, the
Exhaust dampers and Pressurization dampers on that floor will open as well as the actual fire floor.

Please confirm the above statements of operation are functionally correct. The Fire Alarm System will be
programmed to perform these operations as well as control of containment dampers and miscellaneous unit
shutdowns defined on Sheet M4.1.5 and contract drawings.
