STRUCTURAL SPECIFICA
1) Foundation design based upon "Soils Report". #19562 as prepared by CHEN 8s,
ASSOCIATES with a maximum soils bearing capacity of 4000 psf
2) All foundation around peruneter of structure shall have mmimum frost protection
of 48" to bottom of footing.
3) All lumber shall be wolmanized Hem -Fir #2 S4S or better.
4) Glulam materials manufacture mid quality control shall conform to STANDARD
SPECIFICATIONS FOR STRUCTURAL GLUED LAMINATED TIMBER OF
SOFTWOOD SPECIES. AITC 117 -2004 and TIMBER CONSTRUCTION .-
IvLANUAL (5m edition) as prepared by AFFC . Simple span beams shall be Com-
bination Symbol 24F -V4 with no camber. Continuous or cantilevered beams shall
be Combination symbol 24F -V8 with no camber. Glulam columns shall be Com-
bination Symbol 3. Adhesives shall conform to the requirements for wet condi-
tions of service. Exterior- unprotected use Glulams to be Alaska fellow Cedar.
5) Structural steel shall be ASTM A36 or better, anchor bolts acid bolts shall be
A307 or better. Ali structural steel is to be detailed. fabricated, palmed and
erected in accordance with RISC STEEL CONSTRUCTION MANUAL 2005
and CODE OF STANDARD PRACTICE. AII welding to be performed by a cer-
tified welder and conform to AISC and AWS STRUCTURAL WELDING
CODE. 2000. all electrodes to be EE-703:. All Trubolt Wedge Anchors and
Epoxy Anchors to be installed according to manufacturer's spwificati lm and der
tails.
6) Sheath deck with 2x6 redwood with 2 screws per bearing point. Field coordinate
substitutions.
7) Live loads used for design-
- Roof -80 psf smm'.
- Floor -40 psf residential.
- Deck -100 psf.
- Wind -90 mph (3 second gust). Exposure B.
- Eartliquake -Zone C -IBC.
8) All construction must comply with the 2009 International Building Code as
adopted by the Town of Vail Building Department and the "General Conditions of
the Contract for Construction" (AIA Document A201). All construction must he
completed within the tolerances described in the "Residential Construction Per-
formance Guidelines" as prepared by the NATIONAL ASSOCIATION OF
HOME BUILDERS.
7) All beams, joists, and rafters are to bear upon walls or beams, or be hung with
SIMPSON Strong -Tie hangers or approve equals.
8) All structural members are shown in their final positions proparly braced and sup-
ported; during construction it may be necessary to temporarily shore portions of
the structure while other porlims are being constructed. Contact the engineer for
consultation as required.
9) General Contractor is responsible for all non- specified connections. contact en-
gineer for details as required. The engineer is to approve all structural suhstitu-
lions.
I fl)Gencml Contractor is to coordinate all diaphragm penetrations (i.e.. chimneys,
plumbing, sewers, etc.) through floors, walls roofs and foundation walls with ap-
propriate sub- - m tractors. General Contractor is responsible for the means. meth-
ods, techniques, sequences, procedures. workmanship, seasonal scheduling and
joh -site safety a.x ialcd with this project. The General Contractor is to verify all
dimensions and elevations with the architectural drawings. Notify engineer of all
conflicts and omissions between various elements of the working drawings and
the existing conditions prior to commencing with that portion of the project.
General Contractor is to inspect remodel projects and verify prior use and proper
disposal of existing materials (i.e.. asbestos, etc.) as required by code. Identity of
all existing hidden structural plans based upon plans by MORTER- FISHER-
ARNOLD..AIA dated May 19. 1981.
11) All materials exposed to exterior and or moisture conditions shall be treated for
these conditions (i.e.. chemical treatment. staining, painting. damproofmg. mem-
branes. flashing. etc.) as required by coda All materials to be treated or protected
for fire resistance as required by code.
