SummaU /Scope of Work Work to be perfornied consists of furnishing all labor, materials, equipment, devices and supervision required to complete the general, mechanical, plumbing and electrical work for the remodel of this existing residence as shown on the Drawings and noted in item 2 below. 2. Summary /Scope of Work (not on the Drawings) Exterior - a. Add a hose bibb at the Living Room Deck by the hot tub. b. Relocate hot tub control switch to the equipment storage at the Living Room Deck. c. Paint the exterior of 1150A Casolar del Norte building and decks. Kitchen /Entry Level — d. Refinish wood flooring. Potentially lighter stained portion to match existing darker wood flooring. e. Retrofit wall electrical duplex outlet behind sink to a GFI. f. Replace electrical panel. g. Change wall heating unit to a smaller size to accommodate cabinet door, if possible. h. Potentially replace range. Master Bath — i. Add electrical duplex outlet. General - j. Provide radon mitigation and/or any support for the mitigation. k. Extend the existing venting, of the Bathroom fan (upper level bath), and terminate at the exterior wall of the building. Currently the fan vents into the interior of the attic 3. Codes, Permits Fees Taxes Contractor to perform all work to conforni with all applicable codes, ordinances and covenants. Contractor shall obtain and pay for all necessary fees, permits and taxes. 4. 114anufactiirers' Specifications and Industry Standards Product handling, protection and installation of all materials, manufactured items and equipment to be in accordance with the manufactures' specifications and industry standards. S. Site Review Prior to submittal to bid, Contractor shall visit the site, and together with the Owner /OwRier's representative, investigate existing conditions, special requirements and procedures to be followed. Field verify limits of demolition and new construction. 6. Environment and property Perform all work throughout the project necessary to limit pollution and to protect the existing surrounding enviromnent. Protect all existing surfaces and elements not designed for removal. Protect all new surfaces and elements once installed. Provide necessary temporary covering, saftely guards and barriers as required. Control site access. Remove debris and waste material as the work progresses. Maintain the premises in a neat, safe and clean condition. Field Engineering Prior to construction, field verify all dimensions and elevations. Calculate and measure required dimensions. Any errors, omissions or conflicts found in these documents shall be brought to the attention of the Designer before proceeding with the work. S. M echanical and Electrical The Contractor sliall coordinate and furnish all necessary mechanical, plumbing and electrical equipment, devices, work and services. All mechanical, plumbing and electrical to be designl build. The Contractor to submit drawings or proposals for review of the Owner and Designer. 9. Finishes. Fixtures and Equipment All new finishes, fixture and equipment to be selected and specified by the Designer and the Owner and installed by the Contractor. Assume that any new finishes, fixtures and equipment shall be in keeping with the existing quality and style. Provide allowances for those items to be specified, such as but not limited to — Built -in Closet System and Hardware at Bedroom 42 and Bedroom 43 Carpet and Pad at Bedroom #2 and Bedroom #3 Specialty Doors and Hardware at Family Room Hall Stone Veneer, Concrete Mantle and Hearth and Wood Built -in television niche at Living " Room Fireplace "file and tile work, Plumbing Fixtures, Cabinetry, Bath Accessories and lighting at Bedroom #5 Bath Provide shop drawings for items such as but not limited to- Cabinctry, Built -ins, Specialty Doors, Concrete Mantle and Hearth All new finishes, such as drywall texture and paint, shall match existing unless noted otherwise. 1 Alternate In an alternate to removing the existing stone veneer provide feasibility and cost difference to maintain the stone veneer- add framing, drywall ,texture and paint to conceal. Provide this alternate for Family Room and Living Room stone veneer walls. I I . Drawing Notes All dimensions are to face of stud or concrete, unless noted otherwise. Do not scale drawings.
