HomeMy WebLinkAboutB11-0351 comment letter Date: 9/28/2011 Re: 186 Forest Road B11-0351 Dear Mr. Charles, RESPONSE INSTRUCTIONS ● Submit four complete sets of revised construction documents containing the requested information with all plan revision items clouded or otherwise identified. ● Please respond in writing to each comment with a response letter addressing each comment. BUILDING COMMENTS Architectural Comments: C1.1 1. Show location and provide details of the required pool barrier per section AG105.2 IRC 2009 edition. Note: the automated pool cover is an exception to the barrier between the home and pool only. Sheet A1.1 1. Indicate on plans how compliance for the proposed glazing walls comply with sections 2404 and 1609 IBC. 2. Annotate on plans the maximum u values required for the proposed glazing as specified by Table 402.1.1 IECC Structural Comments: Sheet A2.1 1. Plans indicate to field verify footings. Who and what are the parameters? Is a deferred submittal proposed? Please clarify. Sheet XBS-1 1. Plans have been drawn to the 2006 edition of the IBC. The Town of Vail has adopted the 2009 edition of the IBC. Revise plans to reflect compliance with the adopted code. 2. Plans to include the statement of special inspections as required by section 1705 of the IBC. 3. Submit a special inspection agreement as required by the Town of Vail submittal requirements and to show compliance with section 1701 IBC Sheet 1of 1 Standard pool plans 1. Plans indicate the pool to be supported by a retaining wall. Provide plans for the proposed retaining wall showing compliance with the building code. 2. Provide structural details for the proposed mechanical vault room. 3. Include all special inspection criteria related to the pool on the statement of special inspection as indicated in previous structural comments. Note: portions of pool structure are not supported by earth. Plumbing Comments: C1.1 1. Is gas natural piping proposed for the gas grill? If so annotate on plans and include a gas piping isometric for proposed installation. Sheet P1.1 1. Clarify how entrapment protection is to be achieved per section AG106 IRC. Sheet P1.2 1. Plans reflect the UBC as design parameters. The Town of Vail is utilizing the 2009 editions of the building codes. Revise plans to reflect the adopted codes. Mechanical Comments: Sheet A1.2 1. Provide complete gas piping isometrics for the new equipment and moving of the boilers per section 402.1 IFGC. See also plumbing comment 1 2. Provide complete mechanical room layout to include combustion air provided. Plans to reflect compliance with the IFGC and IMC 2009 editions. 3. Annotate on plans all new installation of boilers and furnaces are to be a minimum of 92% efficient as required by Town of Vail amendment to the IECC 2009 edition. Electrical Comments: Sheet E1.1 1. Provide complete electrical plans for the proposed work including panel schedules and load calculations showing compliance with the NEC 2008 edition and state amendments. PLANNING COMMENTS 1. The pool must be moved 10 feet from property line. 2. Need to fix the setback: 20 feet front and 15 feet side. 3. Need to fix GRFA and site coverage calcs on cover sheet. FIRE COMMENTS Reviewed and accepted PUBLIC WORKS COMMENTS Sheet C1.1 1. Provide an analysis of the existing walls showing the ability to support the additional surcharges imposed by the new pool.
