BUILDING COMMENTS
Architectural Comments:
Sheet Ti.o
1. Plans do not reflect the adopted codes of the Town of Vail. Revise all plan sheets to the current adopted codes and
amendments. Revised code analysis shown on Sheet A2.3.
2. Exit analysis appears to be incomplete. Fixed seating shown on plans plus a bar but not addressed in analysis. Reference
section1004 IBC Restaurant and Bar seating shown on SheetA2.3, total numberof proposed seats is 87, less than the 112
occupants shown on our code analysis.
3. Utilizing a 15 net ratio for occupant load but there's is not any seating shown except the bench seating on wall. Show
proposed seating or revise ratio to 5 net per Table 1004.1.1 IBC Will comply, 87 seats shown, see new Sheet A2.3 Furniture
Plan.
4. Plans reflect plumbing fixture calculations but plans do not reflect the location and number of facilities designated for
this use. Reference section 2902.3 IBC Will comply, existing toilets shown on A2.3, we are not increasing the area or the
number of seats in the restaurant, therefore the existing toilet facilities should be adequate.
5. Plans quote code sections but are not reflected on plans. Please clarify Code plan has been revised to be more specific to
project, see Sheet A2.3.
6. Revise all plan sheets to be the same size as per the Town of Vail submittal requirements. Will comply.

2. Bar does not appear to comply with accessible reach requirement. How is this to be achieved? 1108.2.9.1 Dining
surfaces. 59 of the seating area is required to accessible. We currently have 15 bar seats shown, per the provision of Section
iio8.2.9.11 if adjacent accessible bar seating is provided, then the bar is not required to be lowered. We are showing 2
accessible seats for bar patrons. (See Sheet A2.3)
3. Plans do not reflect the required weather protection and flashing per section 1403 IBC. Revise plan sheets. We will
comply, see additional details on Sheet A9.1
Structural Comments:
Sheet A9.1
1. How are the proposed walls being anchored? Fasteners called on Detail 11A9.1. Is there a foundation wall? The existing
exterior wall are over existing garage, see detail 1/A9.1 for waterproofing condition. Reference section 1604.8.1 IBC
Plumbing Comments:
Sheet P2.1
1. Provide clarification that existing system will accept the proposed additional fixtures. BGCE: Estimated demand of the
waste and domestic cold and hot water to new fixtures is anticipated to be similar or slightly higher than the existing bar use.
Additional DHW usage is very small compared to the overall central DHW plant capacity; additional waste flow rate is also
very small compared to the overall building's waste system use. It is the opinion of BGCE that the existing DHW and waste
systems for the building have the spare capacity to accept the new fixtures and system performance will not be affected.
2. Please clarify proposed slope of drains. I believe the sizing of the existing was increased to 3" in order to allow a 1/8"
slope. Please clarify. BGCE: Per 2009 IPC7o4.1, the 2 "waste piping is anticipated to be sloped at a minimum of 1 /%ft.
Mechanical Comments:
1. Building permit application indicates $75,000 of mechanical work to be done. We however have not received plans for
the proposed mechanical work. Provide plans by a licensed engineer. BGCE: No alterations to the existing HVAC system are
anticipated in the scope of this remodel.
Electrical Comments:
Sheet E3.1
1. Provide lighting power calculations for the proposed alterations. Reference section505.5.2 IECC BGCE: Refer to IECC
101.4.3 Exception 7. No additional fixtures are being added; existing fixtures are being relocated. This was confirmed in
discussion with Martin Haeberle on Oct 26, 2011.
