RESPONSE INSTRUCTIONS
● Submit four complete sets of revised construction documents containing the requested information with all plan revision items clouded or otherwise identified.
● Please respond in writing to each comment with a response letter addressing each comment.
BUILDING COMMENTS
Architectural Comments:
Sheet T1.0
1. Plans do not reflect the adopted codes of the Town of Vail. Revise all plan sheets to the current adopted codes and amendments.
2. Exit analysis appears to be incomplete. Fixed seating shown on plans plus a bar but not addressed in analysis. Reference section1004 IBC
3. Utilizing a 15 net ratio for occupant load but there’s is not any seating shown except the bench seating on wall. Show proposed seating or revise ratio to 5 net per Table 1004.1.1

4. Plans reflect plumbing fixture calculations but plans do not reflect the location and number of facilities designated for this use. Reference section 2902.3 IBC
5. Plans quote code sections but are not reflected on plans. Please clarify
6. Revise all plan sheets to be the same size as per the Town of Vail submittal requirements.
Sheet A2.2
1. Plans do not reflect the required accessible seating per section 1108.2.9 and 1109.10 IBC. Revise all plan sheets
2. Plans to reflect the required u values for glazing per Table 502.3 IECC. Revise plan sheets.
Sheet A9.1
1. Plans to reflect the required R values for the proposed work per Table 502.1.2 IECC.
2. Bar does not appear to comply with accessible reach requirement. How is this to be achieved?
3. Plans do not reflect the required weather protection and flashing per section 1403 IBC. Revise plan sheets.
Structural Comments:
Sheet A9.1
1. How are the proposed walls being anchored? Is there a foundation wall? Reference section 1604.8.1 IBC
Plumbing Comments:
Sheet P2.1
1. Provide clarification that existing system will accept the proposed additional fixtures.
2. Please clarify proposed slope of drains. I believe the sizing of the existing was increased to 3” in order to allow a 1/8” slope. Please clarify.
Mechanical Comments:
1. Building permit application indicates $75,000 of mechanical work to be done. We however have not received plans for the proposed mechanical work. Provide plans by a licensed engineer.
Electrical Comments:
Sheet E3.1
1. Provide lighting power calculations for the proposed alterations. Reference section505.5.2 IECC
