HomeMy WebLinkAboutB11-0418 comment letter Date: 10/20/2011 Re: 1452 Buffehr Creek B11-0418 Dear Mr. Becker, RESPONSE INSTRUCTIONS ●Submit three complete sets of revised construction documents containing the requested information with all plan revision items clouded or otherwise identified. ●Please respond in writing to each comment with a response letter addressing each comment. BUILDING COMMENTS Architectural Comments: Sheet L3/L4 1. Proposed columns at interrupt continuous handrail requirements per section R311.7.7.2 IRC. Revise plans Sheet A1/ A4 1. Annotate on plans the maximum u value of .35 for all windows and door glazing. Reference section 402 IECC. Sheet A2 1. Provide details for proposed handrails showing compliance with section R311.7.7 IRC. Pictures shown do not appear to comply. Structural Comments: Sheet L5 1. Please clarify if trash vault is existing. If not provide structural plans for the vault Sheet L6 1. Provide structural design for the proposed boulder retaining wall by a licensed engineer per Town of Vail amendment to the IBC. Sheet S1 1. Provide a completed special inspection agreement available at www.vailgov.com for the required special inspections by the structural engineer. Sheet S2 1. Plans do not reflect the soils drain by detail 1. Revise plans to reflect the proposed soil drain to include the location of termination. Plumbing Comments: 1. Provide heat loss calculations for the additional loading of the boiler system proposed. Mechanical Comments: Reviewed and accepted Electrical Comments: Sheet A0 1. Provide location size and electrical load calculations for the upgraded electrical service proposed. Sheet A1 1. Electrical plan appears to be incomplete. New electrical service and site electrical not shown. Revise plans. 2. Annotate on plans the require smoke and CO detectors required peer the IRC. Sheet A4 1. Annotate on plans the lighting shall be a minimum of 50% high efficacy. PLANNING COMMENTS 1. Utility company approvals required. 2. All vents/flues must be painted to match adjacent building wall/roof 3.
