BUILDING COMMENTS
Architectural Comments:
Sheet 1
1. Structural sheets show a proposed foundation drain. Grading plan does not reflect
proposed drain. Please show on plans and indicate termination point. Reference
section 1805.4.3 IBC
drain will day-light onto the ground at the appropriate elevation. approximate location
presented on drawing # 1
Sheet 2
1. Plan indicates a heated drive. Is this new? If so please show separate zones for
heated portions within the Town of Vail right of way
heated drive is new along with heating system for same. the 48" apron at the edge of
the roadway will be heated with a separate heat zone shown on drawing # 2
2. Plans indicate new egress window wells. Provide plans showing compliance for
egress ladders and clearances as required by section 310.2 IRC.
i have provided the specifications for this egress window on plan sheet # 2. also
provided is cut sheet for the window and window well.
Sheet 4
1. Provide a cross sectional detail of the proposed stair in order to verify compliance
for rise and run of the stairs, head room clearances, guard opening limitations, and
handrail design as well as location. Reference sections R311 and 312 IRC.
this cross section, B-B, has been provided on sheet # 7 detailing this stair area

1. Proposed roof system to be a Class A roof system. Please clarify on plans the roof

the system is detailed on sheet # 7 and does meet class A requirements and matches
the existing roof system on the residence.
2. Plans do not reflect a ventilated roof. If the roof is to be ventilated show vent
locations and size. If roof is not ventilated show compliance with section 1203.2.1 IRC
as amended by the Town of Vail.
i have detailed this vent system for the new garage on sheet # 7, this includes a ridge
vent and sofit vent system.
3. Plans do not reflect the required weather protection of building per section 1404.2
IBC. Revise plans to reflect the required weather resistive barrier.
i have further detailed the required items on sheet # 7, this includes vapor barrier,
exterior coverage with Tyvek, attic insulation baffels.

1. Plans reflect the termination of the proposed vent in noncompliance with section
503.6.4 IFGC as amended by the Town of Vail. Vent must be a minimum of 60" above
grade.
this vent termination is detailed on sheet # 6, which shows the vent to terminate through
the exterior wall at approximately 72" above the finished grade
2. Plans to reflect proposed boiler to be a minimum of 92% high efficiency
this boiler specification is further detailed on sheet # 7, this is a high performance boiler
and does meet requirements
3. Provide gas piping plans showing compliance with section 402 of the IFGC. See
Town of Vail submittal requirements as well.
the gas pipe is detailed on sheet # 2 and will be installed underground from the meter
location to the boiler location.

this is a garage that is removed from the living area of the residence and bedrooms, the
only connection is a common wall only, the entry to the residence and from the garages
are to the exterior walkway with no enclosed connection.

Few of us think of windows as lifesaving equipment, but they are! Bedroom

Related Links Since September 1973, building codes require that in all new construction or
when remodeling, every sleeping room have at least one operable window with a clear
opening of 5.7 square feet to act as an egress window during an emergency. The code also
requires that basement family rooms, basement bedrooms and basement apartments have a
second way-out such as a Basement Egress Window and Basement Egress Well System. It
also requires that the maximum allowable distance from the floor to the egress window sill is
no more than 44 inches in order to be acceptable as an emergency escape or egress window.
NOTE: It is the responsibility of the owner, architect, contractor and or builder to
select products that compiy with applicable, state and local building codes and that
is appropriate for the application and use, A building permit probability witl be
needed.

REDDCO'S REDI-EXITQ Compact Single Hung In-swing Egress Windows are
the smallest windows designed to meet or exceed the emergency egress
window requirements of the IRC 2006 code.
They can be used for new or replacement construction in above ground or
basement applications.

These dual function vinyl windows operate in two ways; 1} as a normal
single hung window, with the lower sash opening for ventilation; 2) in the
event of an emergency, a latch in the corner of the window is opened and the top and bottom
sashes hinge into the room like a door giving you 5.7 square feet of clear area for escape.
Since both the top and bottom of the window opens up it gives you twice the square feet of
clear area that you would get from a standard double hung window that doesn't hinge into the
room.
�-- These egress windows come in four stock sizes; 28" wide X 46" high X 3 1/4"
deep, 35 1/2 wide x 36 high x 3 1/4 deep, 31" wide X 41" high X 3 1J4" deep and
'" j�' 35 1/2" wide X 53 1/2" high X 3 1/4" deep are available with a right or left hinge,
� for immediate delivery. Custom sized windows can be special ordered in 1/4"
' increments to fit any size requirements.

A Fiberglass Half Screen comes standard or an optional Stainless Steel Security
Screen is also available.
Our stock Egress windows are supplied in white but are also available in beige vinyl. These
emergency escape windows can be custom built with grids or lites in both the upper and lower �
