HomeMy WebLinkAboutB11-0431 comment letter Date: 10/24/2011 Re: 312 Mill Creek Circle B11-0431 Dear Mr. Bernhardt RESPONSE INSTRUCTIONS ● Submit three complete sets of revised construction documents containing the requested information with all plan revision items clouded or otherwise identified. ● Please respond in writing to each comment with a response letter addressing each comment. BUILDING COMMENTS Architectural Comments: General 1. Appears the project reflects an accessory to an R-3 occupancy. Application indicates commercial. Please clarify. Note: If commercial all plans to be designed and sealed by a registrant licensed in the State of Colorado Sheet A1.1 1. Plans reflect grading proposed on properties adjoining structure. Provide written permission of adjacent property owners for proposed grading. 2. Show how positive drainage is to occur from sod roof. It appears proposed grade is higher than the roof 3. Perimeter drain was being installed on site. It is not shown on the plans. Revise plans to reflect proposed perimeter drain and termination point. Sheet A1.2/ A1.3 1. Plans to reflect the required landing at the exit door per section R311 of the IRC. 2. Annotate on plans the required u value of the proposed window and door. Reference Table 402.1.1 IECC Sheet A1.3 1. Provide a detail showing how the proposed siding replacement weather resistant barrier is to be installed. Please include location of proposed work. Reference section R703 IRC. Structural Comments: Structural modifications were not included as part of the scope of work. Plumbing Comments: NA Mechanical Comments: 1. Show the proposed minimum ventilation rates are being achieved as required by Table 403.3 IMC. Electrical Comments: 1. Clarify on plans that the proposed light fixtures comply with Article 680.22(c)(2) NEC for height above the water level. 2. Plans to reflect the required GFCI protection requirements for lighting per Article 680.22(c)(4) PLANNING COMMENTS A DRB application is required for new exterior door, any new exterior light fixtures, grading, and any other exterior changes.
