This is a summary af my findi�gs. The loft has been extended from �s ariginaf layooui some6me in the past. 4xS jasts (� 32" o.c. are supported by a 4x6 rim beam at ih� south end addition to fhis loR. 7he original �cxtion of the laft has � recently been retramed. This framing has been done with 2x8 joists and 1'/. x 7'/4 LVL's for the irrtermediate beam. The 2x8 joists have been penetrated for drain iines, and they are supported by a 2x8 ledger �t their nath end. E have determined that the 2x8 joists �d the duuble 1'/< x 7'/. LVL beam are adequate tn meet Code requirements. The 4x6 rim beam, t#�e 4x10 beam with a double 2x8 ledger, and the 2x8 ledger at the n�arth wall a!! need some atfentian to meet Code. A do�bte 2x8 should be acfded to the south side of the 4x6 �im beam. These shouEd be attached with PL400 structurai adhesive and lagged with two rows of %Z' diameter x 6" lags Q 16" on c:e�-iter (Staggered}. The 4x10�intermediate b�m has been notched for the 4x6 joists that irame in from the south side. This has weakened t�is beam to a pdnt that it is deficient Qven when I take into acx:ount the doubls 2x8 ledger on its nath side. Tivee repaErs shoukl be made ta this assembly #a rneet Code. The doul�e 2x8 ledger should be oonnected to the beam with two rows of'/z° diarneter x 6" lags Q 16" an center. The 4x6 joists si�ould be mechanically attached to the 4x10 wi#h a pair of 3x3x114 angles on eaeh side (see Defail A/S1 attached to fhis �epoit). Finally, the �ast end af the clouble 2x8 ledger should be supported where it terminates inro the wa11(see Detail BtS2 attached to this repvr�t). I have also determinad that the «�nnec6on of 2x81edger to the nath wall framing shoutd be improved. This ledger should be connected to each stud with three 18d nails. This is a summary of my findi�gs. The 6oft has been extended fr�n �s originaE layoout sometime in the past. 4x8 jasts (� 3z" o.c. are supported by a 4�c6 rim beam at the south end acldfion to this loR. 7he orig�rral �ofian of the bft has � r�Uy been reiramed. This framing has been done with 2x8 joists and 1'/. x 7'/. LVL's for ihe irrterm�ate beam. The 2x8 joists have been penetrated for drain lines, and they are supparted by a 2x8 ledger at their nath end. t have determined that the ?ac8 joists �d ihe double 1 s/< x 7'/. LVL beam are adequate to meet Code requirements. The 4x6 rim beam, the 4x10 beam with a double 2x8 ledger, and the 2x8 ledger at the north wal! aR need svme ariention to meet Code. A doub[e 2x8 should be added to the south side of the 4x6 rim beam. These shouEd be aitached with PL400 structural adhesive and lagged with two rows of %Z' diameter x 6" lags Q 16" on center (staggered}. The 4x10�iniermediate be�m has been notched for the 4x6 joists that irame in from the south side. This has weakened ihis beam to a pant that it is deficient @ven when I take into acaount the double 2x8 ledger on its naih side. Three repairs shouki be made to this assembly ta meet Code. The doubie 2x8 ledger should be connected to tl�e beam with iwo rows of %z° diarneter x 6" lags @ 9 6" on oenter. The 4x6 j�ists should be mechanically attached to the 4x10 with a pair of 3x3x114 angles an each side (see Defail A/S1 attached to fhis �eport). Finally, the east end of the clouble 2x8 ledger shouki be supported where it terminates in� the wall (see Detail B1S2 attached to this repvrt). I have also determined that the connecction of 2x81edger to the nath wall framing should be improved. This ledger should be c�nected to each stud with three 1&i nails.
