Scope of work — 4695 Vail Racquet Club
General Conditions
• Provide all support material and management needed for subcontractors and
employees that are on site.
• Insure that all required inspections are perFormed and passed by the Town of Vail
• Verify that all subs have the proper and current licensing and insurance.
• When connecting to any existing MEP item, if any part of the existing has to be replaced
or reworked to meet standard codes, there will be an additional charge.
Site Construction
• Demo existing finishes and drywall where needed to accommodate for the new
construction.
• All construction trash and debris will be removed from the site and disposed of.
Framin�
• The fireplace area will be framed for the new fireplace in the corner of the living room.
The framing will be flush with the fireplace and go to the ceiling.
• The bedroom closet framing will be pulled back so the closet opening is flush with the
interior walls.
Interior Trim
• The door casing will be 3%" stock knotty alder for the legs and will have a 4" header
that will overhang the legs by an inch on each side. The doors that will be cased are the
bedroom, bathroom, entry closet, utility closet, lock off closet both sides of door and
entry, and sliding glass door in living room one side.
• The baseboard will be a 5%" stock knotty alder baseboard.
• The bedroom window will be cased in knotty alder. The existing drywall jambs will be
removed so a%" piece of alde� can be installed. The outside of the casing will be the
same type as the doors. There will be a sill and an apron installed as well.
• The entry closet will have two mdf shelves installed with an mdf cleat. One of these
shelves will have a rod.
• The pantry closet will have five mdf shelves with mdf cleats installed.
• The mantle will be a 8"x6" box made out of knotty alder. The ends of it will be square.
Doors & Windows
• New two panel, square top, pre-hung, knotty alder doors will be installed for the
bedroom, bathroom, entry closet, locking closet and mechanical closet. No new doors
will be installed on the master closet, back patio or front entry.
• Handing for the doors will be the same as the existing
• The doors will have oil rubbed bronze hinges and door stops.
• All doors will be single bore and have oil rubbed bronze kwikset, lever hardware. The
bedroom and bathroom will be privacy, the mechanical and coat closet will be passage
and the pantry closet will have a deadbolt.
Drvwall
• New drywall will be installed where needed due to the electrical, fireplace and closet.
Any new drywall will need to have a screw inspection.
• All drywall will be skimmed out with a skip trowel finish.
Paint & Stain
• The alder doors and trim will be stained ofF site with a medium stain. All nail holes will
be puttied after install. The trim will be touched up where needed.
• There will be two paint colors/finish. The ceilings, front entry closet, pantry (locking)
closet and the mdf shelves will be painted with a white washable eggshell paint. All
other walls will be painted with a medium color washable eggshell.
Cabinets
• The master closet will have shelves, rods, cabinets, etc installed.
• The kitchen will have upper and lower cabinets installed along with a light rail, crown
moulding and two fridge panels. There will be a pantry cabinet installed at the location
of the existing fridge.
• A vanity cabinet will be installed in the location of the existing with fillers on either side.
• All cabinets and necessary trim, crown, light rail, fillers, panels, etc will be provided by
the Owner.
• All cabinet doors and drawe�s will have knobs installed which will be provided by the
Owner.
Countertops
• The kitchen countertop will be a solid surface with an undermount sink and faucet cut
out. This item is an allowance which includes all edging, slab, install, sink and faucet cut
out.
• The bathroom countertop will be a solid surface with an undermount sink and faucet
cut out. This item is an allowance which includes all edging, slab, install, sink and faucet
CUt OUt.
Underlavment
• Whisper Mat CS will be installed as an underlayment for all tile fioors.
• Whisper Mat HW will be installed as an underlayment for all wood floors.
Tile
There won't be any Whisper Mat installed under the carpet. There will be a carpet pad
instead.
The shower surround and the fireplace hearth will have %" Durock installed as the tile
backer.
• All tile will be provided by the Owner.
• All setting material will be provided by the Contractor. Grout colors will be provided by
the Designer. The grout will be an in stock grout. Flashing in the grout may occur.
• The floor will be a 12x12 straight lay tile or stone.
• The tub surround wil) be a minimum of a 3x6 subway to a maximum 12x12 tile or stone.
The ends of the tub will either be a bullnose tile or the flat end of the tile. Any
bullnosing is extra.
• One insert will be installed either horizontally or vertically.
• Inserts and field tile may vary in depths due to the thickness of the tile/insert.
• A full height backsplash will be installed in the kitchen. There will be a single field tile
and a linear insert included.
• Field tile will be a solid piece and won't be cut down.
• There will be a backsplash installed at the vanity.
En�ineered Hardwood Floors
• All material for the hardwood floors will be provided by the Owner
• We will install the engineered floors by either snap in or glue together. The floor will be
a floating floor. Any transition strips or scribe will be provided by the Owner.
Carpet
• All carpet and pad material will be provided by the Owner.
• Carpet and pad will be installed in the bedroom and bedroom closet only.
Shower poo� and Accessories
• An ORB framed shower door with clear glass will be installed at the tub. This will be a bi-
pass in-stock door and will be an allowance.
• Two towel bars, a tp holder and a towel ring will be provided and installed. These are an
allowance item.
Fireplace
• The electric fireplace and any necessary accessories will be provided by the Owner.
• We will install the fireplace with a wall switch to turn it on.

Appliances
• All appliances including the disposal will be provided by the Owner.
• We will install the appliances based on the kitchen layout.
• The fridge will have a water line installed.
Plumbin� & Mechanical
• The plumbing fixtures are an allowance item which include the tub, waste and overflow,
tub faucet, toilet, toilet flush, bathroom sink and faucet and kitchen sink and faucet
� All fixture are to be oil rubbed bronze unless otherwise noted
• The shower will have a new valve installed
• The existing kitchen sink will be moved. We assume we can tie into the waste line,
supply lines and vent that are on the wall that is shared by the bathroom.
• The existing bathroom exhaust fan/light will be changed out. We assume we can tie into
the existing vent.
Electrical
• A new electrical panel will be installed on the opposite side of the existing fridge wall
into the living room. There may need to be 1-boxes installed in the upper and lower
cabinets where the existing panel is in order to run the new lines
• We will remove the existing kitchen baseboard and install a new 3' baseboard heater on
the wall near the panel. There may need to be a J-box at the location of the existing
heater
• All switches, outlets and cover plates will be switched out with new tamper proof per
code. We assume that all existing outlets, switches and light boxes are properly
grounded.
• All light fixtures including undercounter lights are provide by the Owner
• Install new GFI outlets per code for the bathroom and kitchen
• Install three undercounter lights
• Install three pendants for the kitchen with a switch
• Change out all existing electrical fixtures with new
• Replace living room track lights
• Run electrical for new appliances in kitchen
� Re-route kitchen switches as needed
• Install new outlets for living room and master tv's

Asbestos Testing & Abatement Requirements
Asbestos testing and abatement protects workers, homeowners, neighbors and emergency services responders from ex-
posure to harmful asbestos. It is your responsibility to be in compliance with the State. Please contact the State directly
for their requirements at the contact info listed below.
When is asbestos testinq required?
ANY building projects disturbing more than these threshold levels of building materials require asbestos testing:
One- and Two-Family Dwellings: 32 square feet
All Others (commercial spaces, hotel rooms, etc): 160 square feet
Definition of a single-family dwelling: any dwelling unit that is used primarily for a single family, including
multi-family/condominium units, and fractional fee units.
Asbestos testing results must be provided with your application for a building permit.
Tests which identify POSITIVE results at more than 1% require abatement by a State-certified abatement contractor. The
clearance letter must be submitted to the Town of Vail before the building permit will be issued.
Project Checklist

Tips & Facts:
• Even recent construction projects may include asbestos-containing materials, so buildings of � age require testing.
• The "1989 Ban" on asbestos-containing materials is commonly misunderstood. "In fact, in 1991 the U.S. Fifth Circuit
Court of Appeals vacated much of the so-called "Asbestos Ban and Phaseout" rule and remanded it to the EPA. Thus,
much of the original 1989 EPA ban on the U.S. manufacturing, importation, processing, or distribution in commerce
of many asbestos-containing product categories was set aside and did not take effect." - CDPHE

Dear Mr. Gates,
At your request, I have completed asbestos testing at 4695 Vail Racquet Club Drive,
Building 11, Unit 15, Vail, Colorado 81657, (hereinafter, "subject property"). The purpose
was to, (1) identify the presence or absence of asbestos containing building materials, and
(2) characterize any asbestos containing building materials that were confirmed. Unit 15 is
to be renovated.
I inspected the subject property on October 20, 2011. I sampled and had tested by a
certified asbestos laboratory; wallboard, drywall tape, and finish coat (three samples);
floor tile grout/mortar (two samples). All materials tested were non-friable. No other
suspect materials were identified.
RESULTS AND RECOMMENDATIONS
All samples tested were negative for asbestos. (Reference Appendix 1 for asbestos test
results.) No further asbestos testing is required.
