The General Contractor is Evans Chaffee, the fire alarm contractor is Superior Alarm and the fire protection contractor is Castle Fire Sprinkler. I have walked the site with all 3 contractors to determine the proper scope of work. The exterior decks, walkways and stairwells at the condominium building are being reworked. As part of this project, the existing fire alarm panel location and fire protection water entry location are being moved. A new fire panel/water entry room is being created, which is structurally remote from the main building. Because of this configuration, freeze protection of the fire protection lines are an issue. The following scope of work has been developed. Each item is followed with the responsible contractor in ( ). 1. Reinstall the fire entry in the new riser room. The existing backflow preventer and other components will be cleaned, reconditioned and reinstalled. The hydraulic demands of the system are not changing. The entry is simply being relocated. (Castle Fire) 2. Provide new heat trace for both the main leading up to the fire sprinkler entry assembly and the sprinkler line leaving the room going into the building. (A Phase Electric) 3. Add points to the fire alarm system as needed. The heat trace will be supervised by the existing fire alarm panel. Low temperature sensors will be installed in two locations along the exposed sprinkler lines and will be monitored by the FACP. The waterflow and tamper switches in the reinstalled sprinkler entry will be supervised by the FACP, matching the existing condition. (Superior) I have attached a schematic diagram of the project as well as equipment data sheets for the new heat trace system. Please advise if a permit may be issued at this time.
