HomeMy WebLinkAboutB11-0444 comment letter Date: 11/1/2011 Re: B11-0444 2586 Davos Trail Dear Mr. Francis, RESPONSE INSTRUCTIONS ● Submit three complete sets of revised construction documents containing the requested information with all plan revision items clouded or otherwise identified. ● Please respond in writing to each comment with a response letter addressing each comment. BUILDING COMMENTS Architectural Comments: Sheet 1 1. Structural sheets show a proposed foundation drain. Grading plan does not reflect proposed drain. Please show on plans and indicate termination point. Reference section 1805.4.3 IBC Sheet 2 1. Plan indicates a heated drive. Is this new? If so please show separate zones for heated portions within the Town of Vail right of way 2. Plans indicate new egress window wells. Provide plans showing compliance for egress ladders and clearances as required by section 310.2 IRC. Sheet 4 1. Provide a cross sectional detail of the proposed stair in order to verify compliance for rise and run of the stairs, head room clearances, guard opening limitations, and handrail design as well as location. Reference sections R311 and 312 IRC. Sheet 7 1. Proposed roof system to be a Class A roof system. Please clarify on plans the roof system proposed is a Class A roof system. 2. Plans do not reflect a ventilated roof. If the roof is to be ventilated show vent locations and size. If roof is not ventilated show compliance with section 1203.2.1 IRC as amended by the Town of Vail. 3. Plans do not reflect the required weather protection of building per section 1404.2 IBC. Revise plans to reflect the required weather resistive barrier. Structural Comments: Reviewed and accepted Plumbing Comments: See foundation drain requirements Mechanical Comments: Sheet 7 1. Plans reflect the termination of the proposed vent in noncompliance with section 503.6.4 IFGC as amended by the Town of Vail. Vent must be a minimum of 60” above grade. 2. Plans to reflect proposed boiler to be a minimum of 92% high efficiency 3. Provide gas piping plans showing compliance with section 402 of the IFGC. See Town of Vail submittal requirements as well. Electrical Comments: Sheet 7 1. Annotate on plans that the carbon monoxide detection devices are to be installed per section R315 IRC. PLANNING COMMENTS 1. The applicant shall submit red-lined plans showing how the existing and proposed GRFA was calculated. FIRE COMMENTS Reviewed and accepted PUBLIC WORKS COMMENTS Engineered stamped plans required for retaining walls 4’ in height or greater (as measured from top of wall to bottom of foundation) Revocable right-of-way permit required for private improvements located in the public right-of-way Sincerely, Martin A.
