Dear Mr. Bynum:
With reference to your letter of 17 June 1969 and our telephone conversation
of 30 June 1969, we wish to confirm that the following decisions were reached
concerning the proposed addition to the Rams -Horn Lodge:
1. The horizontal masonry reinforcing will be changed to 244's @ 4' - 0 " o.c.
located within continuous bond beams plus "Standard" Durowall reinforcing
at 16" o.c.
2. The building shall be classified as Group "H ", Type V -One Hour. The
structure is three - stories in height and does not exceed the allowable
floor area of 21,000 square feet.
3. The four -foot eave overhang at the east property line is permissible
since no required windows open directly into the common east property line.
4. The roof pitch exceeds 4:12 and therefore no stairway to the roof is
required.
5. The openable windows are identical to those in the existing building and
do comply with section 3320 of the U.B.C.
6. Balcony and exterior stair framing may be of wood since the building conforms
to the requirements of a Type V structure.
7. The alignment of the utility easement was changed at the time of construction
of the existing building.
With the resolution of the above items, it is our understanding that we are now in
agreement that the proposed addition is designed in accordance with the Uniform
Building Code, 1967 edition.

With reference to your letter of June 13, 1969:
1. The Uniform Building Code states that *minimum

In regard to the eave overhang, Section 1306 (b)
prescribes the required yard which in your case
would be four feet. Section 1306 (d) allows not more
than 2 inches for each foot of required yard. Your
plans indicate an eave which is more than 8 inches at
the corner next to the common property line.

4. Section 2 2 on sheet S -2 of the plans shows a pitch of
3. 0 to 12 and appears to be perpendicular to the block
wall. If this is not the true pitch, you are O. K. on the
stairway to the roof. Section 2/4 on sheet A -4 also
shows a 3. 5 to 12 pitch.
I. I still do not find an openable window on your plans in
accordance with Section 3320. Please advise.

Section 3502 would apply.
7. The utility easement does not correspond to the one
shown on the official map of the Tow What happened`
I have received the parking layout and, now have yo rmit ready to pick
up.

Dear Mr. Bynum:
With reference to your letter of June 7, 1969 we have the following comments:
1. Our structural engineers feel that the masonry reinforcing is within the
required limits. There analysis is as follows:
a. HORIZONTAL REI NFORCING
cross- sectional area of reinforcing in each 8" course = .069 sq.in.

Gross cross - sectional area of masonry for each 8" course = 64 sq.in.

2. We consider this addition to be of Type V -One Hour construction which permits
stairways of wood construction.
3. We request further clarification of your item 3 regarding the overhang next to
the common property line. We do not understand the comment.

4. The pitch of the roof planes (not the ridges) is greater than 4 in 12 which
eliminates the need for a stair to the roof.
5. The window sizes are now shown on the drawings. The square foot areas exceed
the minimum requirements.
6. The exterior walls are not required to be of masonry and therefore the balcony
framing may be of wood construction.
7. The utility easement is now shown on the drawings. Contact Mr. White
regarding the parking layout.
This addition has been designed and will be constructed in accordance with the
Uniform Building Code, latest edition. We have also been informed by the Owner,
Mr. White, that the Architectural Control Board has approved the planned addition.
Transmitted herewith is one set of the final construction documents for your
review. Having the completed specifications and drawings should serve to clear
up some of the misunderstandings which have arisen.
