Re: Dyroff Residence, fire protection system
Dear Deputy Chief McGee,
This letter is in regards to the fire protection system at the Dyroff residence located at 1451
Buffehr Creek Road in Vail. As you are aware, an addition was recently installed onto this home
and was provided with a fire protection system. However, during that scope of work, the existing
home was not sprinklered.
To remedy this situation, the parties involved met to determine a feasible solution. This group
included myself as the owner's Fire Protection Engineer, Ron Kelley with Phoenix Fire
Protection, Matt Dyroff as the homeowner and yourself as the representative from Vail Fire and
Emergency Services.
We have determined that both the fire alarm and fire protection systems need to be expanded into
the existing home. The fire alarm work will be addressed under a separate permit and letter.
The existing home did undergo an extensive remodel in the recent past. The finishes in the home
have made it extremely difficult to install a fire protection system throughout per the prescriptive
requirements of applicable codes. It would be a hardship for the owner to meet these
requirements. Therefore, we would like to offer an alternative for installation of the fire
protection system.
The proposed design would be a performance based design using NFPA 13D, modified to
accommodate the difficult installation. A sprinkler head layout is attached. Phoenix Fire
Protection will follow with shop drawings and hydraulic calculations. Based on hydraulic
information available, I have no concerns about the hydraulics of the system. Piping will be run
through the crawl space and up through walls to reach the covered areas.
As you can see, the sprinkler head layout does not precisely meet the requirements of NFPA 13.
However, I would make the statement that the sprinkler heads will all be installed in accordance
with their listing. The heads will be mounted at heights allowed by manufacturer
recommendations and will all be UL listed residential, quick response, sidewall, extended
coverage heads.
Sprinkler heads are to be provided in areas posing a viable fire hazard. They have been placed to
maximize the coverage from each head. We have excluded closets, bathrooms, the garage and
vestibule areas. Large rooms are covered to the extent possible while minimizing the impact to
the homeowner.
As the project Fire Protection Engineer, I believe that this system design will provide adequate
coverage to suppress fires in likely locations. Based on my knowledge of fire protection systems,
I am comfortable with this system design and approve it for installation in the Dyroff home. We
request a permit so that Phoenix may proceed. If you have any questions or need further
