Good afternoon. Today in our planning meeting your plat application was assigned to Bill Gibson. We reviewed this application and need the following information submitted by the time
frames identified.
1) Adjacent property owner envelopes for notification pursuant to 13-4-2B, Procedure, Vail Town Code. Please submit by December 12th
2) As an element of the review of the plat the Town must confirm several aspects of the existing lots, structures, and sites. Additionally the review must confirm that the proposed
lots, structures, and sites are in compliance with the Two-family zone district. Please submit the following by December 16th
a. A complete GRFA analysis of each structure which will be used to confirm that the existing structures will not become non-conforming as a result of the proposed plat changes
to land area. Please provide a written comparison of the allowable GRFA, constructed GRFA, setbacks, site coverage for both the existing and proposed conditions. This analysis will
be used to determine if the existing lots and structures are in conformance currently or non-conformance with the zoning. Furthermore, it will be used to determine if the proposed lots
and the existing structures upon which they sit are conforming. For example I already identified that the existing hot tub and pad will need to be relocated.
b. A survey showing the areas of each proposed lot located within the floodplain and any slopes over 40%. This will be used to determine that the minimum buildable area of each

each new lot shall have a minimum of 15,000 sf of buildable area. The Town defines buildable area as: BUILDABLE AREA: Any site, lot, parcel or any portion thereof which does not contain
designated floodplain, red hazard avalanche area, or areas in excess of forty percent (40%) slope. Additionally, please depict an 80’ by 80’ square within each proposed lot as described
in Section 12-6C-5.
