The undersiqned being the owner of the following described parcel of land:
All of B-7, Block "B", Lion's Ridqe Subdivision, a subdivision recorded under Reception
Number 111156 in the office of the Eaqle County, Colorado, Clerk and Recorder, said Lot B-7
being more particularly described as follows:
Beqinninq at the most northwesterly corner of said Lot B-7, said point lying on the east-
erly right-of-way line of the junction of Sandstone Drive and Vail View Drive; thence N 87°48'
35' E 77.66 feet, along the northerly line of said Lot B-7 to the most northeasterly corner of
said Lot B-7; thence the following five courses along the common line of said Lot B-7 and Block
"D", said Lion's Ridge Subdivision: (1) S 22�33'00" E 62.68 feet; (2) S 4°Ol'23" E 79.80 feet;
(3) S 22°16'35" W 97.34 feet; (4) S 26°44'34" E 93.63 feet; (5) S 11�27'S5" W 129.64 feet, to
the most southeasterly corner of said Lot B-7; thence N 57°33'16" W 268.18 feet, along the south-
erly line of said Lot B-7 to a point on curve on the easterly right-of-way line of Vail View
Drive, said point also being the most southwesterly corner of said Lot B-7; thence the follow-
ing three courses along said easterly right-of-way line of Vail View Drive and Sandstone Drive:
(1) an arc distance of 95.86 feet along a 1732.43 foot radius curve to the left, said curve
having a central angle of 3°10'13" and a chord that bears N 24�17'43" E 95.85 feet, to a point
of tangency; (2) N 22°42'36" E 100.00 feet, to a point of curvature; (3) an arc distance of
127.86 feet along a 596.69 foot radius curve to the right, said curve having a central angle
of 12°16'39" and a chord that bears N 28°50'S6" E 127.62 feet, to the point of beginning, con-
taining 1.541 acres, more or less.
