CERTIFZCATION OF DEDICATION AND OWNERSHIP
Know all men by these presents that Valley Associates, Ltd., a Colorado limited partnership, being
sole owner in fee simple of all that real property described as follt�ws:
A part of Parcel A, Lion's Ridge Subdivision, Filing No.2, a subdivision recorded in the office of
the Eagle County, Colorado, Clerk and Recorder, said part of Parcel A being more particularly described
as follows:
Beginning at a point on the north line of said Parcel A whence the northwest corner of Section 12,
Township 5 South, Range 81 West of the 6th Principa� Meridian bears S 88°19'41" W 814.59 feet distant,
thence S11°59'06" E 885.53 feet to a point on the northerly right-of-way line of Lion's Ridge Loop, thence
the following nine courses along said right-of-way line: (1) N 61°58'28" E 436.62 feet; (2) 225.60 feet
along the arc of a curve to the left which has a radius of 1058.71 feet, an interior angle of 12°12'32",

the arc of a curve to the left which has a radius of 1381.32 feet, an interior angle of 6°48'48", and a
chord which bears N 46°21'32" E 164.16 feet; (5) N 42°57'08" E 102.95 feet; (6) 154.20 feet along the arc
of a curve to the right which has a radius of 264.18 feet, an interior angle of 33°26'32", and a chord
which bears N 59°40'24" E 152.02 feet; (7) N 76°23'40" E 42.91 feet; (8) 121.19 feet along the arc of a
curve to the left which has a radius of 681.20 feet, an interior angle of 10°11'35", and a chord which
bears N 71°17'S3" E 121.03 feet; (9) N 66°12'05" E 6.91 feet, thence departing said right-of-way line
N 35°55'S8" W 189.78 feet to a point on the north line of said Parcel A, thence along said north line
:> 88°19'41" W 1246.28 feet to the point of beginning, containing 676,821 square feet or 15.538 acres,
