I By virtue of this subdivision, the two lots or parcels created hereby
will not comply with legal lot requirements for construction of a
single family residence, and therefore no building permit shall be
granted by the County of Eagle for such a structure to be constructed
on the subject lot. The construction of only one two-family residence
shall be permitted on the combined area of the two lots or parcels
created by this subdivision plat.
